CHECK THE WATER IN BOILERS DURING ANNUAL MAINTENANCE
We sometimes hear from techs that are checking antifreeze for effective freeze temperatures, but no one has ever called regarding a water check in a hydronic, or steam boiler..
don’t hear about that. However, a simple procedure that should be done on all hydronic, and steam, boiler water is a “PH” checkup.
Maybe techs are sending samples of the water for chemical analysis and we simply Most service Tech’s
believe the grey, dinghy water normally found in a boiler after it has been operating for a length of time is good. Well…it may not be! “PH” (hydrogen potential) is an indicator of alkalinity, or acidity of the water. Too much of either can be harmful to the system. A “PH” level of 7 is considered neutral. Levels lower than 7 are acidic, and levels higher than 7 are alkaline. As “PH” levels approach 0, nasty acid is formed which will attack the system components. As levels move toward the opposite end, towards 12, the system water becomes highly alkaline. Simply flushing the boiler and introducing new water does not guarantee a neutral “PH”, as the freshly introduced water must be checked for its “PH” level.
Even though the “PH” level of the system may have been neutral when last checked, the “PH” level in a system changes over a pe- riod of time due to interaction with the various materials comprising the system. Old, new, and especially systems with aluminum block boilers, should be checked for proper “PH” levels as part of their annual maintenance inspection.
