Phase III indirect water heaters are used in conjunction with a gas, oil or solid fuel boiler to provide either a combination space heating/domestic hot water system or a high capacity domes- tic water only system. The unique construction of the Phase III unit allows it better performance and increased installation flexibility over other indirect heater designs. Phase III heaters feature two nested, concentric tanks. The inner tank, fabricated from fine quality, hygienic stainless steel, contains hot water for domestic use. The outer tank, made from durable carbon steel, contains hot water from the boiler. Water in the inner tank is heated quickly and efficiently by heat exchange over the entire area between the two tanks. A heat exchanger coil is not utilized, thereby eliminat- ing hot spots and water temperature fluctuations common to such designs.

Smart models are cylindrical style tanks available in capacities of 28 thru 119 gallons, and capable of recovery rates up to 650 gallons per hour. Smart Series tanks are an ideal choice for residen- tial and light commercial applications such as domestic hot water systems. Standard equipment includes 2” polyurethane, water blown insulation, a durable silver blue plastic jacket, thermostat control with remote sensing bulb and a built-in air vent.

NEW WATER HEATER LEAKING?

99% of the time it’s not a tank leak. One of the following possibilities are responsible for 99% of all newly installed heaters that “Leak Water”:

One or more of the threaded fittings that are screwed into the tank is leaking. If a fitting is slowly leaking, it will run down between the casing and the tank, and drip on the burner, or run out of the bottom of the casing and forms puddle or stream on the floor. (It is possible that the factory installed fittings for the inlet and outlet or the relief valve were loosened.)

When the inlet and outlet piping is being connected to the new heater, copper adapters may be applied with pipe dope to the fittings on the heater. Then the copper tubing is inserted and the fittings are heated to sweat the tubing to the adapters. If a proper “Heat absorbing” compound is not used, the pipe dope is burned and doesn’t properly seal around the threads. The water leaks around the threads and proceeds as in the above.

Condensation in the flue and on the tank. The newer heaters are more energy efficient and extract more heat from the products of combustion, thereby lowering the flue gas temperature. The lower temperature doesn’t carry as much water vapor out of the flue and promotes more water vapor condensing in the flue. The condensation in the flue and the condensation on the tank can account for a considerable amount of water on the floor. Enough that it may be hard to convince anyone that it is NORMAL, but it is! The water flow may continue during operation, or dry up after the tank has reached normal operating temps and then start again when a long draw of water from the tank is required.
