The North East
AERIAL CGI Evolution@Integra61
Leading chain Costa Coffee is the first occupier to secure a prime roadside unit, which was delivered by Citrus Durham with a further £1m investment, and the drive-thru unit opened for business at Christmas 2020. The roadside units occupy a highly prominent position at the gateway to the site opposite Roadchef’s existing Durham Services and benefit from a high volume of passing traffic on the A1 (M), making them ideally located to attract a wide variety of different operators.
David Cullingford - Citrus Durham
David Cullingford, Project Lead for Citrus Durham, said; “After many years in the making, Integra 61 has now entered an exciting new stage in its evolution, opening up for business and providing a first class environment in a highly strategic location ready to attract more companies and investment to the region. In addition to the excellent location immediately adjacent to Junction 61 of the A1(M), plus the site’s scale and flexible opportunities available, one of the other key factors for
occupiers is undoubtedly the large labour catchment area, being at the core of one of Britain’s largest counties.”
Scheme agents, Avison Young and Colliers International are jointly marketing the remaining 1m sq ft of industrial/logistics space and up to 80,000 sq ft of roadside opportunities at Integra 61.
Cullingford continues; “We are seeing strong interest in the industrial and roadside units from a broad spectrum of potential occupiers who are seeking certainty of delivery and high quality space in a strategic location. It is great to have operational businesses and the first residents now living on site and we are carrying out further works to accelerate the delivery of the remainder of the scheme, including the speculative Evolution@Integra61 development of small industrial/storage units.”
