£300m Integra 61 Development Drives Occupiers To The North East

The individual units within each terrace can be combined to satisfy larger requirements and are scheduled to be ready for occupation by Q4 2021.


Integra 61, the £300m development being brought forward by Citrus Durham, is rapidly gaining momentum as the North East’s premier mixed-use logistics and manufacturing park with the completion of over £20m of infrastructure works delivering ‘oven ready’ plots for occupiers adjacent to Junction 61 of the A1(M) and planning approval granted for the delivery of the next phase of development, to be known as Evolution@Integra61.


In addition to being home to Amazon’s new 2m sq ft Fulfilment Centre, one of the UK’s largest logistics buildings, the 205 acre site has outline planning consent for a further 1m sq ft of employment space with plots available on a design and build basis which enable occupiers to be operational within a year of deal completion. The site has the capacity to accommodate a full range of unit sizes up to 600,000 sq ft.


The next phase of employment development is Evolution@Integra61 which has been awarded planning consent from Durham County Council for up to 23 flexible units totalling 52,142 sq ft and ranging in size from 1,205 sq ft up to 14,940 sq ft. The units, which will be available to purchase or lease, have been designed to address the regional shortage of modern small units to satisfy strong demand from local and regional occupiers seeking high quality industrial/warehouse units in a prime location immediately adjacent to the A1(M) in the centre of the County.

The pioneering Integra 61 development will also incorporate circa 300 new homes and up to 80,000 sq ft of roadside opportunities including a 70-bed hotel, family pub/restaurant, nursery, drive-thru’s and trade counter/retail units. Fronting onto the A688/Durham Services, Integra 61 is just 4 miles away from the world-renowned University City of Durham with its population of over 40,000. This, in addition to the total 740,000 people living within 30 minutes of the scheme, offers occupiers access to an excellent local labour pool.


Multi-million pound improvements to Junction 61 and the dualling of the A688 has significantly enhanced access to the Integra 61 development which is well on its way to achieving its job creating potential of some 4,000 new jobs in the area.
