Development opportunities are available for office or industrial use on the 1.56 acres of land, which has a high level of marketability and attractiveness with its close to Magna Park Strategic Distribution site.


SOLAR FARMS


Leicestershire County Council has set its sights on building new solar farms in the county. The first of these is in the planning stage and when built is expected to generate enough clean electricity to offset all of the County Council’s carbon emissions from its own buildings, whilst the remainder of the 27.5 hectare solar farm site would be used to preserve and enhance biodiversity.


APOLLO COURT, COALVILLE:


Commercial workshops available in the market town of Coalville in north-west Leicestershire.


Located on Vulcan Way, Hermitage Industrial Estate, the Apollo Court site was granted planning permission for 41,000 sq. ft. (3,812 sq. m.) of commercial workspace over 17 units. Construction work commenced on site in late 2018 with completion in September 2019.


Two units were occupied before the covid-19 lockdown, but enquiries continued to flow in and subsequently the remaining 15 units have all secured tenants, ranging from small start-up companies, to multinational subsidiaries, across a range of commercial sectors supporting and creating over 100 new jobs in Coalville.


Alongside these new developments as part of their investment fund, Leicestershire County Council holds a wider portfolio of over 300,000 sq. ft. of older light industrial units and offices in a further 23 locations across Leicestershire. Mostly developed in the 1980’s, Leicestershire County Council’s


commercial properties support over 160 tenant businesses across numerous sectors, supporting hundreds of jobs and generating income to support the vital council services.


The current market trends noted at Apollo Court have translated to nearly 100% occupancy of industrial units, with only a small number of office and technology workspaces available at the end of April 2021.
