Steelwork Rising on USL Unit at Enterprise 36, Tankersley South Yorkshire
Barnsley investment team and its nationally recognised BMBC Property Investment Fund.
Jason Stowe Managing Director of Wilton Developments said; “We are delighted to reach this construction milestone to build a new HQ building for industry leaders, USL Group and we look forward to handing over the building later this year. With three out of the four plots now taken at the scheme, Enterprise 36 has proved an attractive proposition for occupiers seeking high quality industrial space which offers a range of design and build options. Unit 2 remains available at the scheme and is ready for immediate occupation through our agents.”
Steelwork is now rising on an 80,500 sq ft HQ building for multiple services provider, USL at the successful Enterprise 36 industrial park in Tankersley, South Yorkshire where CBRE and CPP are joint agents on the scheme.
Stainforth Construction Ltd was appointed by Barmston Developments, a subsidiary of Leeds based Wilton Developments, to construct the final unit at Enterprise 36 which is a strategically located, four-unit industrial development in Tankersley, just one mile from J36 of the M1 motorway. The final unit will create new headquarters for USL Group who provide services to the telecoms, utilities, construction and energy sectors.
With deals completed by Barmston Developments last year on both Unit 3 and Unit 4, there remains just one warehouse available at the scheme. Unit 2, which comprises 77,804 sq ft, has been speculatively developed to a high specification and is available for immediate occupation having recently achieved practical completion. The successful Enterprise 36 development is being supported by Barnsley Council’s Enterprising
Mike Baugh, Senior Director at CBRE Leeds, said; “We are pleased to confirm USL Group as the third occupier at Enterprise 36. We have received a lot of interest in the building thanks to its strategic position close to the M1 and the flexibility sought by occupiers to create a space designed to meet their bespoke needs. With a diminishing supply of high quality, well located units within South Yorkshire, we anticipate high interest in the remaining Unit 2.”
Cllr Tim Cheetham, Cabinet Spokesperson for Regeneration and Culture, said: “Enterprise 36 has been a real success and demonstrates again what we have achieved by working in partnership with the private sector.
“We’re absolutely delighted that the company has chosen to expand to Barnsley and look forward to supporting their future growth. Their decision to move to the borough is great news, and we welcome the new opportunities this will bring to our local jobs market and Barnsley’s economy.”
“Our Enterprising Barnsley team will continue to assist them and help access any business support they need as always.”
Gregory Submits Plans to Develop M1Logistics Site in Barnsley
Gregory Property Group has submitted a full planning application to deliver a new 145,250 sq ft logistics site in Rockingham, Barnsley.
The ten-acre site is located fronting the A6195 Dearne Valley Parkway with direct access to Junction 36 of the M1 motorway. It was formerly an open cast coal mining site which has since been fully remediated for development and already benefits from an adopted road access via a dedicated roundabout spur.
Gregory Property Group consists
of plans to
speculatively build out the scheme which
three purpose
designed industrial/warehouse units of 37,750 sq ft, 43,000 sq ft and 64,500 sq ft. Each will include first floor office accommodation and private and secure service yard space.
Philip Lees, Project Director at Gregory Property Group, said, “We are pleased to bring forward these development plans to deliver high quality, purpose- built logistics accommodation. The site is allocated for employment within the Barnsley Unitary Development plan
COMMERCIAL PROPERTY MONTHLY 2021
and is already prepared for immediate development. The location, less than half a mile from the M1, is an established logistic hub and we are confident that our speculative development venture will attract strong occupier interest.”
Iain McPhail, Partner in Knight Frank’s Yorkshire
industrial and logistics
team, who is marketing the scheme, said, “The industrial and distribution sector in Yorkshire has experienced a buoyant market during the last year or so which has been fuelled by the shift to online retail and the lack of grade A warehousing in the region. The proposed development at Rockingham will help to provide occupiers with immediately available premises to a very high standard within a stone’s throw of Junction 36 of the M1. We are excited to be involved in this project and are already seeing very good interest in the business park.”
Subject to planning consent Gregory Property Group hopes to start the speculative development on site by the end of 2021 with a 12-month delivery programme. The three new units will be offered to let.
Heart of the City is one of Sheffield’s key economic projects and is designed to be a mixed use, vibrant quarter covering 1.5 million square foot of space between Pinstone Street, Barker’s Pool and The Moor.
CBRE will lease the retail element which comprises multiple units across a phased delivery. The first phase of new lettings included Swedish fashion brands Monki and Weekday. The scheme is also home to independent cafe Marmadukes, HSBC and CMS, with New World Trading Company opening next month as well as plans for a new flagship Radisson Blu hotel and new food hall.
Located within the city centre, Heart of the City will deliver an eclectic mix of quality brands, alongside the best local and regional independents, to create a genuine mixed used scheme. The masterplan has been designed to fully enhance and sustain the city’s retail and leisure experience, with new and repurposed buildings lining the streets alongside world class public spaces.
