Yorkshire Counties Kirklees – At the Heart of the Northern Powerhouse

Huddersfield Train Station and St. George’s Square at night

Perfectly located between Leeds, Manchester and Sheffield, Kirklees is an exciting proposition at the heart of the Northern Powerhouse. It provides access to a market of over 7 million people within a 1-hour drive; a highly skilled workforce and competitive commercial property prices. Making it a great place to live, work and invest.

With an annual economy worth around £7.5bn, exceptional road and rail links, including a further £1 billion investment on improvements to the line between Huddersfield and Dewsbury as part of the wider Trans Pennine Rail Upgrade, and over 300,000 highly skilled university students right on its doorstep, Kirklees is a great place to do business.

World renowned for its strengths in advanced manufacturing, textiles and precision engineering, the district is now also emerging as a location for creative and digital industries, pharmaceuticals, and medical technologies. Plans for a National Health Innovation Campus, just a stone’s throw from the railway station, in the heart of Huddersfield, are being developed by the globally respected University of Huddersfield - setting its sights firmly on the future.

Kirklees businesses are building on the districts proud industrial heritage, to deliver cutting-edge innovation. From advanced textiles to turbo technologies, businesses within the area supply everyone from the Ministry of Defence and aerospace sector to the motorsport industry.

Kirklees Council and its partners are investing to support business and ensure access to modern premises that meet the district’s ambition.

With a commitment to the Huddersfield and Dewsbury ‘Blueprints’ the Council have set out ambitious new plans which could see almost £500m invested over the next 10 years to transform the district’s two key urban centres. And with a further £70m already being invested into Gigabit Fibre infrastructure across the district, it is a place that is building for the future.

The Kirklees Local Plan boasts a total of 193 hectares of employment land offering further growth potential for businesses looking to expand or relocate. With a combined total of approximately 4.7m sq ft of business and industrial floorspace, either secured or going through planning across 4 key employment sites, it is clear that investor confidence in Kirklees remains high and demand for space has continued throughout the pandemic.

Designated as an Enterprise Zone, phase 1 of Moor Park 25 has recently seen the completion of 72,400 sq ft of industrial floorspace with Incora taking up occupation during Q1 of this year. There is also a further 150,000 sq ft under construction and due for completion by Q4 2021. Interchange 26 will deliver a total of 410,000 sq ft across 2 phases with preparation works already under way for a 230,000 sq ft Super B warehouse, and 100,000 sq ft unit of industrial space. Located right on junction 26 of the M62 it is a prime location for any prospective tenant.

A further 2.9m sq ft is due to be submitted for planning on the 24 hectares of employment land at Whitehall Road, Cleckheaton. Again with direct access on and off at junction 26 of the M62, it is clear to see the attraction of this strategically well placed location.

Further opportunities are soon to be coming to the market with the Church Commissioners seeking outline approval for a mixed use scheme at Chidswell in close proximity to junction 28 of the M62 and junctions 40 - 41 of the M1. With a total of approximately 1.3m sq ft across 35 hectares of employment land the development is well placed to service the existing and future needs of the manufacturing and logistics markets.
