Development and tenancy opportunities available with Leicestershire County Council
AIRFIELD BUSINESS PARK, MARKET HARBOROUGH:
Planning permission to be submitted for more warehousing space after a successful first phase.
In 2016, Leicestershire County Council invested in 15.5 acres (6.3 hectares) of land at Airfield Business Park as part of its Corporate Asset Investment Fund (CAIF). The CAIF was set up in 2014 with the aim to increase the county council’s revenue by developing and investing in property. This revenue could then be used to support essential council services, such as adult and children’s social care, which have been affected by government cuts in recent years.
The land is located alongside the A508 Harborough Road, just north of the busy Leicestershire town of Market Harborough.
Working alongside the local district council, the location has been identified by both councils as a key area for employment and a great opportunity for offices, light and general industrial, research and development, and warehousing.
In July 2018, the County Council secured planning permission to build 80,000 sq. ft. (7,432 sq. m.) of commercial space on part of the site. Works on these twelve units began in February 2019 and were completed in December 2019.
Ten out of twelve of the units are now occupied, and interest continued throughout the covid-19 pandemic. The remaining two units are currently under offer and in solicitors’ hands.
Despite the global situation and the uncertainty many businesses have been
facing, the county council are delighted that the units remained popular and the location and resources of the site have been successful in supporting businesses.
Five of the occupiers who moved into Airfield Business Park took space to expand their existing Leicestershire- based operations. Joining them are five new businesses from outside of the county. All of the county council’s Airfield Business Park tenants have continued to trade successfully throughout the recent Covid-19 lockdowns.
Following the success of these units, the county council are looking to further develop the remaining 7.69 acres (3.11 hectares) of the site.
Using experiences from their work in 2019 and looking at current demand – the county council has proposed to have a mix of smaller units as well as larger accommodation for expanding businesses in the new development.
Overall, the units will provide accommodation ranging from 1,539 sq. ft (143 sq. m.) to 10,010 sq. ft. (930 sq. m.) of light industrial and warehousing space.
