Buccleuch Property and Argon Properties have begun development of a brand new 60,000 sq. ft. storage and distribution unit for leading parcel delivery service DPD at their Velocity site in Washington, Tyne and Wear.
Reflecting a £16m investment in the area, the unit will sit on a 10-acre brownfield site which has been undeveloped for over 25 years. The building will help to address a shortage of bespoke warehouse and distribution space in the region and is expected to create 125 jobs for DPD.
Contractor Parkway Construction has begun work on site with completion due in early 2022.
Neil Finnie, Director at Buccleuch Property said, “This is a great example of positive reuse of a brownfield site to create significant investment and new jobs. We look forward to working with DPD to create a state of the art distribution centre”.
Louise Ferguson, General Manager for DPD said, “This site in Tyne and Wear represents significant additional investment in our network which is made up of 84 depots throughout the UK. This additional depot will ensure we are
Former Sage Headquarters Office Building Hits the Market
The former Sage headquarters office building in Newcastle upon Tyne has been placed on the market.
Cushman & Wakefield has been appointed by Sage UK as agent to market the 212,865 sq ft office building called North Park. The building is located six miles from Newcastle city centre in the city’s Great Park – one of the region’s largest residential and commercial areas.
North Park is available on a leasehold or freehold basis and would suit a range development or investment opportunities, subject to planning.
Constructed in 2004 and purpose-built as Sage Group’s
headquarters, North Park sits within 11.7 hectares (28.9 acre) of land. In addition to the main office building, the site includes several car parks and vacant land to the north of the site.
The office building is split into six distant blocks adjoined by internal full height atriums and includes a café, restaurant with seating area, gym and leisure facilities.
Greg Davison, Partner, in Cushman & Wakefield’s National Offices team, said: “The Sage building occupies a significant site on the outskirts of Newcastle and offers an unrivalled opportunity within the region with a wide range of possible uses beyond its existing office use, including residential, assisted living or mixed-use development, subject to planning.”
Sage announced it would be vacating the building in 2019 after 15 years and will shortly be relocating to Cobalt Business Park in Newcastle.

able to continue to provide the best possible delivery service to customers living in the area following the continued growth in demand for our services and of course also brings much needed jobs to the area.”
Richard Wilks, Managing Director at
Argon Properties said, “As a North East based developer it is fantastic to be involved in securing long term jobs for the area and redeveloping a site that has been vacant for so long.”
Naylors and Cushman & Wakefield acted for Buccleuch Property with SBH acting for DPD.
Leading Interior Designer Appointed for Steenberg’s Yard Development
A TYNESIDE-based interior designer, known for her work in championing northern creativity, will be making her mark on an exciting new housing development.
Karen Nairstone of Studio KIND, who has worked for more than 17 years on collaborations for both commercial and private projects, has now added her name to the wealth of local talent involved with the Steenberg’s Yard project.
The scheme, from PfP Igloo, will see 28 two and three bedroomed luxury duplex apartments built at Newcastle’s Lower Ouseburn. And any potential buyers can now get a real feel for the exciting new homes, thanks to the two CGI show houses that Karen has created.
The designer, who set up and ran the Northern Design Festival for 14 years, has designed the homes “to reflect the qualities and values of the Ouseburn Valley” while “making the most of the natural light and reflecting the vibrancy of the area.”
Mindful of the changes that many people have made to their lifestyle over the past year, Karen’s work has also ensured that the homes have a multi- functional element.
Karen has worked on a number of projects for PfP Igloo and her unique understanding of the Ouseburn Valley is one of the reasons she was the perfect choice.
PfP Igloo has set out to use local people as much as possible on the scheme, with everyone from marketing company to the architects – along with Karen’s company – based in the immediate area.
Steenberg’s Yard is being created by PfP Igloo – which was also behind the multi-award winning Malings development near-by in conjunction with Homes England and Newcastle City Council.
