The East Midlands Charnwood at the Centre of Innovation
tenants include 3M, Kindeva, and Almac. Plans are at an advanced stage to repurpose one building as a medicinal and synthetic chemical research centre while the site promoters are exploring opportunities to develop an on-site innovation centre. Other businesses operating within the bio-medical and pharmaceutical sectors are invited to join the growing innovation community.
Charnwood Campus
“Charnwood; never heard of it. Is it a brand of charcoal?” Those who are more familiar with the Borough are well aware of its hidden delights and potential. It is strategically well placed, just north of the City of Leicester with excellent links to M1, the Midland Main Line and East Midlands Airport delivering connectivity across the Midlands and beyond. It’s a great place to raise a family with all the advantages of country living supported by immediate access to neighbouring city amenities.
Charnwood is the home of Loughborough University which has an established global reputation as a centre for excellence in sport. But the university offers so much more and is actively enabling the commercialisation of academic achievements. It is already host to one of the largest science parks in the country and shares ambitious plans to extend the facility over a 70 hectare high quality campus style site which enjoys Enterprise Zone status. Loughborough University Science and Enterprise Park (LUSEP) is already attracting advanced engineering and manufacturing, high value research and development, energy and low carbon industries and sports science, administration and rehabilitation, the last in partnership with the Defence and National Rehabilitation Centre at nearby Stanford Hall. Current tenants include Access Group, British Athletics, Intelligent Energy, Nemaura Pharma, Rolls Royce, and Sport England while over 80 small and start-up businesses operating in the knowledge-based sector occupy the Advanced Technology Innovation Centre.
Loughborough’s reputation as a centre for innovation is further enhanced by the establishment of the country’s first Life Sciences Opportunity Zone at Charnwood Campus. Extending over 23 hectares of landscaped grounds the site, a former pharmaceutical research facility decommissioned by Astra Zeneca in 2011, offers over 100,000 sqm of “state of the art” laboratories, offices and manufacturing facilities which also attract the benefits of a designated Enterprise Zone. Current
Charnwood offers a wide choice of housing for new arrivals to the Borough; from select properties in “chocolate box” villages to town centre apartment living. Prices are competitive by comparison with those in the south and south east freeing income to support quality of life benefits. And the range of choice is expanding with the development of three new settlements: west of Loughborough, east of Thurmaston and south of Rothley. In combination they will deliver some 9,500 homes within fully supported, sustainable communities, each with a dedicated employment area (44 hectares in all) accessed by infrastructure funded by the wider
development. At Syston’s Watermead Business Park leading tenants include Dunelm plc, Leicester Bentley, Steris Solutions and Marlborough Properties. Watermead Business Park Phases II and III, sandwiched between the A607 (Newark Road) and the “lakeland setting” of Watermead Country Park provide opportunities for up to 8,750 sqm of office space and around 16 hectares of general employment land as well as a focus for leisure and recreation.
But investment decisions are not all about work and no play. Successful businesses looking to grow or relocate will want to bring their valued personnel with them, and attract new high quality staff. Charnwood understands that bargain and can offer high quality schools, a rich heritage and culture, wonderful natural assets and a wealth of leisure and recreation opportunities.
