Yorkshire Counties Ryedale – Unique in Character
The district’s strategic appeal for agricultural, engineering and manufacturing and food & drink production has seen the growth in the need to expand employment land opportunities.
In 2020, despite the COVID-19 pandemic, Ryedale’s businesses have enjoyed growth and demand for additional commercial premises has grown. This growth, coupled with the Council’s focus on quality development, connectivity and investment to boost employment opportunities has seen the emergence of a number of schemes to expand existing business parks across the district.
In Malton, the success of the Malton Enterprise Park continues to attract enquiries with several existing tenants needing more space has given Harrison Developments LLP, the owners and developers of the park, the confidence to forge ahead with Phase Two of the development. This will see a further 119,000 sq ft made available for the construction of single and two-storey flexible commercial buildings.
The Eden Business Park located adjacent to the A64 and midway between York and Scarborough has nearly reached Phase One capacity with Marshall now looking to expand the site with a further five industrial units. This additional speculative development will offer premises on a buy or let basis.

To the north east of York and within touching distance of Yorkshire’s east coast, Ryedale is a land of extraordinary natural beauty and unique character. A small corner of real Yorkshire with an ancient heritage, it bursts with creative energy and is emerging as the country’s leading independent spirit for contemporary artists, craftspeople and food-makers.
Road and rail connections give the region easy access to all other parts of the country. Whilst most of the district is rural, these connections give easy access to nearby York, Scarborough and Leeds as well as Hull and Teesside.
There are two defined economic corridors in Ryedale, namely:
• The northern A170 corridor - containing the towns of Pickering, Kirkbymoorside and Helmsley and parts of the district within the North Yorkshire Moors National Park area; and,
• The southern A64 corridor - containing the towns of Malton, Norton and the world-class York BioTech Campus, home to a cluster of bio tech businesses and government departments such as DEFRA and the Animal & Plant Health Agency
Also, funding from the government’s Let’s Get Building has been awarded to Lindum Construction to develop Phase Three of the Thornton Road Business Park in Pickering to open up more employment land. This work will be valuable in allowing business growth in the North of Ryedale.
In addition to the above schemes, the Council is also undertaking work to look at options for opening up further employment land in the North West of the district in Kirkbymoorside. This is a result of several businesses in Kirkbymoorside who want to expand and develop but whose existing sites do not have room for further expansion.
Situated in the middle of the proposed BioYorkshire corridor, an ambitious 10 year plan to build on the regions unique strengths in research, industry and farming, bringing linkages to Hull and Teesside’s respective biofuels and renewable energy expertise, Ryedale is earmarked to be a hub for the project. This, together with the number of food manufacturers, craft breweries and supply chain as well as specialist independent food retailers, is attracting more similar type businesses and helping to further cement Malton’s and the district’s reputation as Yorkshire’s Food Capital and a go to destination for businesses across these sectors.
