Christopher Halligan BA(Hons)Arch. MSc(Distinction) Associate Director at Stephen George & Partners LLP talks about the issues which arise when incorporating a living roof into a design and attempting to ensure its’ inclusion in the final scheme.


“I like green (or living) roofs. They seem to offer a method of


re-introducing nature back into our cities. Planning Authorities often express a preference for living roofs to introduce a degree of greenness, particularly into expansive buildings such as distribution warehouses. Yet despite our often incorporating green roofs at an early design stage, as a practice we have never managed to complete a project which incorporates a green roof installation. Developers often display a marked reluctance to include a living roof


and ironically enough, the building type which seems most difficult to justify their inclusion in, is (in our experience) the distribution warehouse. This reluctance is based largely on perceptions of; a) Cost; b) Maintenance and; c) Effect on existing sustainability strategy.


Let us take these issues in order: Cost


It is not true that a green roof automatically costs more. However, the cost-benefit analysis can be complex and must take into account a wide range of factors. Often, a warehouse-type building will be relatively lightweight in construction. An intensive living roof can weigh up 1 tonne per m2


; this


demands a far more robust structure than would probably otherwise be considered. However, an extensive roof may only weigh in the range of 60-150kg/m2


. This can require an increase in structure by a weight factor


of only 1.3 to 1.4. This does not seem too large but, as we shall see, may not be in accordance with the developer’s desired approach. Some sources claim that a green roof will reduce heat loss through improved insulation. During winter, any green roof in the UK is likely to be saturated, limiting any improvement in thermal insulation to about 6% over that of a conventional roof. However, in summer a green roof can help mitigate solar gain to the upper floors of a building. This may result in a reduced cooling load and therefore in mechanical plant, but can be difficult to quantify without environmental modelling. Often, the brief will stipulate an interior temperature range and mechanical plant seems to offer less risk in meeting such a requirement. A distribution warehouse may only incorporate minimal frost protection in the way of internal conditioning
