63-65 Station Grove, Wembley Short List: Affordable Housing Developments 2010
The Daily Telegraph British Homes Awards 2010, in partnership with the Chartered Institute of Housing Exhibition (CIHE), are proud to announce the four Schemes short listed for the Affordable Housing Development of the Year category.
The following four schemes, short listed for this section, have fulfilled the
brief for the most imaginative, practical and sympathetic development by a registered social landlord, charity, trust or public body in partnership with a local authority and/or a developer for rent or shared ownership schemes.
99 Barking Road, London E16 This £14.8m development for One Housing Group provides a total of
100 new homes in a series of distinct blocks with high quality communal amenity space around a series of compact courtyards, within visual distance of Canary Wharf. The design seeks to respond to the urban setting and the strong geometry on Barking Road in terms of massing and character, as well as by creating a development of significant visual impact and architectural quality which has become symbolic of positive future wider regeneration initiatives. The scheme offers high quality shared amenity space to encourage an integrated community with a compact courtyard providing a basketball court; seating areas for communal use and two quiet rooftop gardens.
Prioritising accessibility and lifetime homes compliancy has been
key to the design and execution of this development, designed by Stock Woolstencroft.
The Gardens, Stamford Hill The Gardens, despite being on a tight back land site, provides unusually
large family homes for the Orthodox Jewish community in Stamford Hill. The 26 homes are 100% affordable with 50% social rented and 50% shared ownership. Part of the brief from Agudas Israel Housing Association was to enable the residents to build a sukkah, or hut-like structure, for the festival of Sukkot that takes place each October. The terraces and balconies are staggered or set back from each other to ensure that they are open to the sky, an essential requirement for sukkah construction. The design by Penoyre & Prasad LLP has accomplished a stepped cubic massing of the buildings with the use of two contrasting colours and textures of brickwork. A range of coloured glass and panels are utilized to provide further individuality within the whole project. The Code for Sustainable Homes Level 3 has been accomplished and provides a 10% reduction in CO2
emissions through the use of extensive roof mounted PVs. 22
Swansea University Student Accommodation The combination of high design quality, by PCKO Architects in collaboration with developers Grwp Gwalia Cyf, has resulted in an ambitious flagship scheme providing essential accommodation and facilities which has significantly enhanced the University Campus and adjacent Registered Historic Park & Garden. The two new buildings deliver 360 generous high quality student rooms with high quality prefabricated en-suite pods. Bedrooms are arranged in clusters of eight sharing well equipped kitchen and dining facilities, a high proportion of which incorporate facilities for wheelchair users or are fully adaptable for the future. The new development implements LZC technology providing a new CHP plant with district heating. The student flats are ventilated via mechanical ventilation with heat recovery, however to minimise the reliance on mechanical cooling the buildings also incorporate natural ventilation in conjunction with solar control glazing to curtain walling.
63-65 Station Grove, Wembley Developed by the Network Housing Group and designed by Proctor and Matthews, this simple four storey linear terrace of apartments creates a street edge relationship that follows the 19th century and early 20th century urban morphology of the surrounding neighbourhoods providing a clear hierarchy of public and private realm space and street continuity. The design ensures that all apartments have direct views into Station Grove giving them a westerly aspect. The brickwork has been detailed with horizontal banding at each floor
level in-filled with panels of dark split brick bonding giving modulation and texture to this simple wall plane. Set against the façade facing Station Grove are a series of light steel balcony structures providing a counterpoint against the brick elevation. The spatially generous painted steel and timber balconies allow views up and down the Grove and are clad on the roadside elevation with glazed screens that incorporate screen-printed abstract leaf pattern artwork.
