PROPERTY DEVELOPER PAYS £180K TO KEEP BASEMENT POOL A property developer who excavated a large basement to house a gym and swimming pool under his £3m north London home, which was far in excess of his planning application, has been allowed to keep it by paying £180,000.


Marc Samuels paid the sum plus a contribution to legal costs to Hampstead Garden Suburb Trust as an out of court settlement, after the trust threatened to obtain a high court injunction to force him to fill in the basement.


Mr Samuels, who bought the property in 2007 for just under £3m, had originally applied to build a single-storey basement “of similar size to the proposed house footprint plus additional rear area for the proposed pool”, which stretched beneath his garden. The council and the trust, which rules on developments in the Hampstead Garden Suburb conservation area, granted permission for the planned work in 2012. However, when the basement was finally constructed, it stretched much further into the garden than was agreed on the original plans so as to accommodate a garden room, alongside a cinema, au pair’s room and study. In addition, the planned for swimming pool was then dropped down a further level, creating a two-storey basement complex, and was joined by an unplanned gym.

Trust has strict rules concerning alterations to homes in the area and, when Samuels’ breach of permission came to light, it consulted lawyers about obtaining an injunction to force him to reverse the development. Following the settlement, Barnet council have now retrospectively granted Mr Samuels permission for the basement complex ruling that it did not “result in any material visual changes at ground level and above, from the approved scheme”.

New Look And Feel For The Fairlocks Pool Products Website


With some new and exciting products coming to market soon, Paul Webb and the team at Fairlocks Pool Products felt it was time to give the website a bit of a facelift, and create a new style for their customers. F T Leisure Wins Contract At Graves Leisure Centre


The new £16m Graves Leisure Centre will be the HQ for the National Centre for Sport and Exercise Medicine (NCSEM) – a 2012 Olympic Legacy project funded by the Department of Health – with extensive provision for health consultation, specialist treatment services and research facilities. NCSEM aims to promote the benefits of sport, exercise and physical activity to sufferers of chronic diseases and aim to reduce their impact on the NHS.


The development will be built on the site of the current Graves tennis and leisure centre in the south of the city. It will include a 25-metre six-lane replacement for the existing swimming pool, a separate learner pool, a major new fitness suite and studios, two additional indoor tennis courts and the city’s first-ever dedicated gymnastics and trampolining centre. F T Leisure has been asked to supply, install and commission the water treatment and filtration systems. The filtration system is medium rate sand filtration and the water treatment consists of chlorine for disinfection, pH control and UV sterilisation.


The main contractor is Bam Construction and the architect is DarntonB3 Architecture working with Sheerwater Consultancy.
