GROWING IN CAERPHILLY W
CR Property, the owner and developer of the Caerphilly Business
Park, has quietly been adding to it’s holding in Caerphilly over the last year. 4 new office buildings have been purchased totally almost 40,000 sqft.
So as well as developing the offices at the heart of the Caerphilly Business Park, including the award winning Phase 5B, which was also the first BREEAM Excellent office in Wales, 4 additional buildings have now been purchased adjacent to the estate entrance.
This programme of acquisitions has been completed in the knowledge that the original buildings were nearing being fully let. Mike Wallace, Property Director for WCR Property commented; “We have been very busy over the last year or so. It has been an exciting time with demand from new and existing tenants seeking to grow meaning I have been under pressure to ensure everyone can be accommodated. It has been a great problem to try and juggle. However, so far nobody has been disappointed, we have been able to offer refurbished offices to everyone we have been approached by.”
New tenants include Nuaire/Domus
Ventilation, Fusion Occupational Health and Vetro Recruitment. Expanding existing tenants include
Welsh ICE Business Centre, Ensono IT and Inprova Energy – the onsite nursery has also expanded. They are now able to provide an Aftet-School Club, in addition to the day to day child care facilities already available. Mike Wallace further commented; “The range of facilities we offer continues to prove a big draw. The coffee shop offers coffee to rival any in region, always a
popular option. We also now have a bar on site as well as the restaurant and various communal meeting rooms – indeed so popular have our facilities proven, we are now planning a consultation process with our tenants to ask what further facilities would be of interest. We’d like to think that the result will be an extended range of facilities, all based on our core philosophy of giving our tenants more of what they want.”
The innovative business centre on site,
known as Welsh ICE has benefitted from a very creative environment, the aim being to focus on new businesses and growing modest companies, all with a big community ethos. Opening in 2012, since then 150+ new businesses have been established and creating 500+ jobs, adding
c. £25m plus to the local economy, according to independent research. With Welsh ICE continuing to expand, WCR Property will shortly be offering business units, to compliment the range of offices. Consequently a wider range of business than ever before can be confident of being nurtured by the Welsh ICE approach. Additional space will soon be available for storage, assembly and production.

ardiff is undergoing one of the most fascinating renaissances of recent
times, says Tom Merrifield of GVA. There’s no other city of a similar size in the UK – if not the world – that has witnessed such a
transformation, thanks in no small part to ground- breaking
developments that are changing the city’s skyline. Cardiff is

unique, despite its relatively modest size. Retaining its
individuality and character, it’s a capital city, a seat of government, host to international

sporting events, it has shot to world-wide fame.
So why are all eyes on Cardiff, when other cities across the UK are also undergoing large scale placemaking schemes that equally make them more desirable places to live and work, better able to attract new people and businesses? the pack?
Within a relatively limited geographical
area, we’re seeing local authority support for high-rise building, changing the skyline. Cardiff is already surpassing similar size UK cities with its appetite for tall buildings. The 42-storey student development by
Watkins Jones – at 132m - is one of four tall buildings in the city granted planning permission since July 2016 that will be higher than Cardiff’s existing tallest building, Capital Tower, at 80m. It will also
be taller than Wales’ current highest building, Meridian Tower in Swansea, at 107m. In fact, the Watkin Jones development in Bute Street when built will rank Cardiff the 4th city in the UK in terms of height, behind only London (The Shard – 310m), Manchester (Beetham Tower – 169m) and Liverpool (West Tower – 140m). We’ve seen significant change in the offices landscape in the city too. The HMRC pre-let at Central Square – the city’s largest at 266,000 sq ft was so significant that we are heading for a record year. Other stand out deals this year have included the Church of Wales at 2 Callaghan Square; Network Rail and Cardiff University. For the first time, rentals are standing at £26 psf for Grade A, with Grade B at £16.50 for better locations.
