£12M TOWN CENTRE LEISURE SCHEME

airacre Property has been granted planning permission for a landmark


town centre development in Haverfordwest, Wales, to be designed by Holder Mathias Architects.


The planning application, originally


submitted in November 2016, received unanimous council support and will result in the delivery of four restaurants/shops at ground floor level with a five-screen cinema at first floor level, covering 1,400 sq.m of leisure floor space. In support of the application, Fairacre has also secured commitment from national cinema operator, REEL Cinemas. Holder Mathias’s design intent is to


create a new leisure offer that fully engages with the River Cleddau, and the proposals include widening and improving the existing riverside walkway, creation of new restaurant units with spaces for external terrace seating, as well as improved public realm. Terry Morley, Partner at Holder

its doors to crowds of shoppers on Saturday 11th November after weeks of preparations at their new premises at 4 Vanguard House. Owner Jacquelyn Morrell already owns a boutique in Risca and online, and after doing so well and recently winning a ‘Fashion Retailer of the Year’ Award, decided to launch the brand in Pembrokeshire. Among the products on sale are a winter fashion collection, party wear, handbags, scarves and accessories in sizes ranging from 6 to 24 which can be purchased in store or online.


“I am very proud to be bringing our award winning boutique to Milford Waterfront,” said Jacquelyn. “Being a local person, it has been a desire of mine to set up an additional business in Pembrokeshire for some time and what better setting! I am confident that our store will be a great addition to the plethora of quality retailers and food establishments already based at the marina.”

COMMERCIAL PROPERTY MARKET IN SOUTH PEMBROKESHIRE

he Commercial Market in South Pembrokeshire generally remains fairly steady if not buoyant throughout all sectors.


A number of Residential Development Sites have sold recently. Several other sizeable Sites are under offer. Local and regional Developers have returned to the market despite the somewhat burdensome policies of the planning authorities. An eight acre Site (circa 100 units) in Sageston, midway between Tenby and Pembroke, is on the market.

Known as South Quay in Pembroke, the local authority wishes to dispose of five properties which are in a very poor state of repair. The properties are close to Pembroke Castle and offer great potential although major structural works are required.


A few well known Hotels have changed hands in recent years including the Fourcroft in Tenby and Penally Abbey. A selection of local Guest Houses have also sold.


Regarding Pubs, there have been very


few Freehouse transactions albeit a number of Leases are in the process of being arranged e.g. the Five Arches Tavern and the Billycan in Tenby. The Bush Inn in Robeston Wathen near Narberth is on the market.


The largest Office letting recently was

There are new owners of East Tarr Farm and Holiday Cottages near St Florence. Despite the additional Stamp Duty and Council Tax, the market for Holiday Flats and Cottages in and around Tenby and Saundersfoot remains active. Pembrokeshire County Council has commissioned the BE Group to prepare studies for the Town Centre Regeneration of Fishguard, Milford Haven, Pembroke Dock, Pembroke and Tenby. Initial consultation events have been held in each of the five towns with a view to Masterplans being produced soon. South Quay, Pembroke The retail sector varies. Unlike a few


years ago, Tenby High Street is nowadays almost fully occupied. However, the town centre in Pembroke Dock is still suffering. There are almost no light industrial/warehouse/storage units available, either to buy or rent. Recent sales include the CAC Factory in Milford Haven and the BOC Depot in Pembroke Dock.
