Sadolin Ultra delivers on all fronts at Hackney Homes

ackney Homes, a ‘not for profit arm’s length management’ company (ALMO), is the largest provider of social housing in the London Borough of Hackney, responsible for the management, repair and improvement of 32,000 dwellings.


There are constant pressures to drive down the costs of the company’s ongoing Planned Maintenance programme which ensures that homes and estates are maintained to a good standard and that all statutory responsibilities are met. External repairs and redecoration account for a considerable proportion of the work of the Planned Maintenance team and the protection of exterior joinery is a costly and labour intensive element within the rolling programme.


Until recently one particular woodcare system, comprising a base woodstain and clear semi-gloss top coat was used on all exterior woodwork where a translucent finish was required. As Gary Lane Principal Contracts Manager at Hackney Homes Planned Maintenance explains, “We’d used this tried and tested system for years. Our decorators were all used to applying the two


products together and although they were expensive, they delivered consistent results, so we’d never really thought about switching our specification.”


However, this was to change when Sadolin launched Ultra Highly Translucent Woodstain. As Gary Lane reports, “Our Crown Paints Specification Manager Glyn Dodds presented Ultra as a cost effective maintenance solution and encouraged us to put it to the test. We were keen to benefit from up to seven years decorative and protective benefits and were impressed by the translucent finish so we decided to give Ultra a thorough field trial at Banbury House, a large block of flats in the south of Borough where 450 window sets, fascias and soffits were to be redecorated.


“This was straightforward maintenance application of Ultra Mahogany topcoat to previously stained joinery. Whilst some of the fascias and frames on the south facing elevations required rubbing down and bringing forward, for the most part we simply had to clean all the surfaces and apply two full coats of Ultra topcoat across the board. This brought all the wood back to the same deep tones and delivered a consistent finish across all the joinery.”


“Ultra has given us results that appear to be every bit as good as our previous products if not better and we have the reassurance of long term durability and performance. What’s more, our operatives have gained additional practical benefits from making the switch and are now keen converts.

“They’re very happy with the application characteristics and have reported that Ultra goes on beautifully. They say it’s very easy to brush out and achieve a high quality translucent finish.”


“Secondly when they’ve been working on the scaffolding, they’ve really appreciated not having to carry two separate tins to every work station and there are only half the number of tins lying around that there used to be. Brushes don’t have to be changed all the time as the men are no longer swapping from a base stain to a top coat any more, and there’s less waste left over in cans at the end of a shift.”


Gary Lane concludes: “This trial delivered excellent results for our tenants and Ultra received a resounding ‘thumbs up’ from our time served decorators, who are the


experts at the end of the day. We’ve found a new cost effective way to redecorate exterior joinery and as result, wherever and whenever we need to use a translucent woodcare system, Hackney Homes Planned Maintenance work will be specifying Sadolin Ultra from now on.”
