continued growth in petrol forecourts. This ability to adapt to multiple site
types is central to the Warrens Bakery proposition. From grab-and-go units through to café environments, the brand has built a model designed around varying customer missions and day-part trading. Operational simplicity is a major selling point for franchisees; around 90% of its food range is ‘bag and go’, reducing labour requirements and speeding up service. Coffee is another major growth

ounded in 1860 in St Just, Cornwall, Warrens Bakery is the world’s oldest pasty maker, fiercely proud
of its 160 year heritage while remaining firmly focused on modern, flexible formats, franchise partnerships, and high footfall convenience locations. Warrens Bakery continues to grow, building on its partnership with Trago Mills – a regional chain of department stores and family leisure parks across South West England and South Wales. This expansion includes the introduction of a clip-in bakery within their petrol forecourt shop, alongside the operation of the main restaurant at the Newton Abbot location.

Alongside this, additional sites in railway stations and travel hubs, indicates an evolution reflecting wider trends across the UK retail and franchise sectors. Warrens Bakery occupies a distinctive position, bridging the space between value-led bakery chains and premium
café bakeries. Positioned comfortably between Greggs and Gail’s, it offers an accessible price point while delivering an elevated food and coffee experience. Chairman Mark Sullivan comments:
“Warrens Bakery has always been a business built around where our customers are and that increasingly means high-footfall, convenience- led locations such as railway stations, motorway services and petrol forecourts. Our move into forecourts reflects how consumer habits are evolving, people want speed and convenience, but they also expect quality, provenance and a better food-to-go experience. We are proud of our heritage, but are also focused on formats that allow us to grow with strong franchise partners. Whether in a railway station, hospital or roadside forecourt, our aim is the same: great tasting food, excellent coffee and a trusted bakery brand that customers recognise and return to.” Travel-focused locations are an
increasingly important part of Warrens Bakery’s portfolio, such as sites at Liverpool Street Station, Cardiff and Basingstoke railway stations, alongside
category. Hot drinks currently account for 26% of purchases – one of the strongest revenue drivers. Warrens Bakery has recently partnered with Bridge Coffee Roasters and now serves its 100% certified roasted coffee in all its franchise sites as well as the introduction its first self-service coffee machine at a Devon petrol station franchise site, serving barista-style coffee in under a minute. The move reflects broader trends within forecourt retail, where operators are increasingly balancing automation, speed of service and premium positioning. Warrens Bakery offers a corporate
franchise model with a minimum of six sites per agreement, and suits entrepreneurs hungry for concepts capable of scaling across different environments without losing operational consistency or brand identity. For the wider franchise sector, Warrens Bakery’s expansion demonstrates how heritage food brands are adapting to changing consumer needs. Increasingly, success is not just about high-street presence, but about building formats capable of operating wherever customers are travelling, commuting or shopping.
