North East Activity Ramps Up At Integra 61 Durham


Integra 61 - Connect 298


GMI Construction has been appointed and work is well underway to enable the delivery of the new units which are scheduled for completion in Summer 2023. Avison Young and CBRE are marketing the new units to potential occupiers, helping to meet the demand for high quality new build industrial/ warehouse accommodation in the region.


There is a flurry of activity at the £400M Integra 61 mixed-use development at J61 of the A1(M) in Durham following a significant multi-million-pound funding deal, new occupiers and housing development progress.


Earlier this summer, Citrus Durham secured a £75m forward funding deal to enable the speculative development of circa 650,000 sq ft of new industrial space, to be known as Connect at Integra 61. Connect will comprise a 342,000 sq ft industrial/logistics development of four high quality units ranging from 43,000 to 152,000 sq ft. In addition, a 298,000 sq ft stand- alone, 15 metre high bay industrial/warehouse unit will be delivered on an adjacent plot. Connect 298 will be the largest speculatively developed industrial/warehouse unit in the North East for over a decade and will fill a crucial void in the regional supply pipeline.


The new Connect units will complement the range of accommodation available across the 200 acre site. The remainder of the scheme includes a range of smaller unit sizes being marketed by joint agents Avison Young and Colliers including mid box units from 5,500 sq ft up to 29,000 sq ft known as Optima@Integra 61 and 23 flexible business units from 1,200 sq ft known as Evolution@Integra 61.


The roadside element at Integra 61 is proving hugely successful with occupiers keen to take advantage of the A1(M) traffic and the thousands of workers and visitors to site. The team at Citrus has recently secured KFC who will open a drive-thru on site which will sit alongside the recently opened Greggs and Costa Coffee roadside occupiers. Integra 61 has the flexibility to accommodate a variety of roadside businesses and further plots are available at the gateway to the scheme which can house a variety of occupiers from vehicle dealerships to self-storage, trade-counter retail units, hospitality and other uses such as a doctor surgery, nursery and hotel.
