High Street Retail in Doncaster Astrong After Fireplace Company to Open New Store in Thorne


Leading property consultancy which negotiated a deal for a fireplace company to open its new store just outside Doncaster says the deal highlights the strength of high street retail in the area.


The Dragon Fireplace Company is set to open its new store on Finkle Street in Thorne after signing a ten-year lease through Fisher German. The company, run by business partners Carole Proberts and Martin Brewster, wanted to expand from its current warehouse showroom in Armthorpe and open a more traditional shop with a cosier feel for customers.


The pair saw the unit was being marketed by Fisher German and contacted the company to arrange a viewing. The unit features 2,178 sq ft of retail space, as well as a first-floor office, storage space and off-street parking. It also sees high footfall due to Finkle Street being pedestrianised.


Carole and Martin felt its potential for a welcoming atmosphere for customers was perfect and signed a ten-year lease on the property before opening the store in June. Jonathan Butler, graduate surveyor at Fisher German who completed the deal with The Dragon Fireplace Company, felt it showed the strength of the market in the Doncaster area.


He added: “With the cost of living beginning to bite for businesses and consumers, the high street is facing some of its toughest challenges to date. What this deal shows is that the appetite for successful businesses to move to traditional high street locations is still there, if the right unit is found.


“Thorne is a highly sought-after location in South Yorkshire, and the fact that Finkle Street is pedestrianised means footfall is naturally higher, which is very attractive to retailers. We’re very happy to have secured this deal with Carole and Martin, and we hope their business continues to flourish.”


Ground Broken on £5.4m Business Incubation Hub in Rotherham


Ground has been broken on a brand-new business incubation hub on Century Business Park in Rotherham.


Led by Rotherham Council, and with Esh Construction as the main contractor, Manvers Incubation Hub will provide high-quality, serviceable office and workshop accommodation designed to help micro or start-up businesses grow. The facility will feature 20 workshops, 16 office units and 2 laboratories for 38 businesses. This second phase will build on the success of the nearby Century Business Centre which was constructed in 2000 and has since helped over 300 businesses, playing a crucial part in the economic regeneration of the Manvers area.


Esh Construction was appointed as design and build contractor after the scheme was procured by YORhub’s YORbuild2 framework and will work in partnership with The Harris Partnership and RWO Associates.


The new centre will feature a central reception and lettable conference facilities for larger meetings and functions. Externally, the site will include car parking, cycle storage and electric car charging points. The workshop zone will have its own dedicated service yard for light vehicles such as transit vans and utility vehicles.


A fabric first approach has been taken towards creating a more sustainable building and renewable heating will be incorporated within the office spaces via air source heat pumps. The site is located just off the A6195 at Wombwell, providing excellent connectivity links to M1 and A1. It will be managed by Rotherham Investment and Development Office (RiDO) which manages similar facilities across the borough.


There will be a focus on achieving a BIM Level 2 accreditation throughout the scheme, with Magenta Solutions Ltd leading on the BIM Execution Plan, as well as achieving a BREEAM rating of ‘Very Good’.


Caddick Construction Start on Site for Phase 2 of Gateway 36 Industrial Scheme, Barnsley


Caddick Construction has started work on Phase 2A of the Gateway 36 industrial scheme near Barnsley after been appointed by Eos Inc Ltd, part of the Harworth Group Plc.


The £9.3 million contract initially covers Plots 1-3, as well as external yards, car parking, associated highways and off-site drainage work. Unit 1 consists of two 10,000 sq ft units, Unit 2 is 49,500 sq ft and Unit 3 is 38,500 sq ft.


Overall, Phase 2 will be developed over 51 acres to either side of the A6195 Dearne Valley Parkway at Rockingham and provides a range of industrial and logistics units with easy access to Junction 36 of the M1.


Building on the success of Phase 1, the overall development comprises of a broad mix of medium to large industrial options together with a number of roadside units including the Greene King Public House. The scheme will accommodate a range of units from 5,000 sq ft up to 462,000 sq ft with a minimum BREEAM rating of “Very Good”. It is already proving popular with logistic and last-mile delivery specialists.


Gateway 36, located within the heart of the Sheffield City Region, was established following the


long-term remediation of the former


Rockingham Colliery. It was developed by Harworth Group from 2014 onwards with the

first three speculative industrial units, totalling 65,000 sq ft, completing in 2016.


The latest Units 1-3 of Phase 2A are being constructed by Caddick on a speculative basis and are due to complete towards the end of this year. The following Units 5-8 will be offered on a design and build basis.

Network Space Developments Secures planning for 94,500 sq ft Speculative Industrial Unit in South Yorkshire

Space Developments (NSD) has been granted detailed planning approval by Barnsley Metropolitan Borough Council for the final phase at the successful Ashroyd Business Park, Barnsley close to M1 Junction 36.


The detailed Reserved Matters approval is for a detached 94,500 sq ft unit comprising 90,000 sq ft at ground level and 4,500 sq ft of first floor office. The building offers 110 car parking spaces, a clear height of 12 metres internally, 8 dock levellers, 2 level access doors, and a large secure 49m depth yard.


The building will be delivered to a highly sustainable specification targeting BREEAM rating of Very Good and an EPC ‘A’ Rating. Features will include electric air source heating and cooling to the offices, EV charging points, provision for roof mounted solar PV panels and enhanced landscaping.
