East Midlands North Northants on the up!
The North Northamptonshire area is fast becoming a place for big names and hive of activity as inward investment appears to be on the increase and global brands look towards this perfect location in the UK.
With great access to the North, East, South and West, and an electrified rail line into London, the A14 corridor from the M1 through to the A605 is certainly becoming a place of interest for business.
Whereas the home of Weetabix used to dominate the A14 skyline located between Kettering and Burton Latimer, we’re seeing a flutter of new businesses arrive with Woodway Packaging being joined by the largest European site for filling recycled aluminium cans in the shape of Ball Corporation, whose clients include some the largest known names in the drinks industry, opening their new Burton Latimer operation in early 2023.
Just North of the A14, we’ve seen changes going on in Corby with New Cold Logistics opting to relocate to the former steelworks and more recently it was announced in the local newspaper that Top Hat is to relocate to the area opening a factory big enough to build a house every HOUR, create 1,000 jobs and boost the local economy.
South of Kettering and down the A509 is Third Page
Irthlingborough and Wellingborough where you’ll find the home of Whitworth Bros, specialist flour millers since 1886 and Booker Cash and Carry Head Quarters and recently, BCW Manufacturing Group and Lotus Cars announced a collaborative project which sees BCW take over the operation of the former Lotus Lightweight Structures Anodising (LLSA) plant in Wellingborough.
It’s not all industry though as the new
Chelveston Renewable Energy Park, situated on the site of a former RAF base large enough to accommodate three runways and used by the United Army Air Force (UAAF) from 1942 to 1945 for bomber operations over Germany in the Second World War, now boasts 9 x 125m wind turbines and over 250,000 solar panels which is thought to generate enough energy in 2022 to power 60,000 homes in the local area.
With further developments happening all the time, the A14 corridor is certainly becoming an attractive location to new businesses who see the main road from Birmingham to Felixstowe being an integral part of their future plans.
An interesting and exciting future beckons for North Northamptonshire.

The unit, known as Rothbart133, was speculatively developed by Aviva Investors and reached Practical Completion in
July
2022. WT transport has signed a 10-year lease at the facility.
It has been developed with sustainability and scalability front-and-centre of its design, in keeping with Aviva Investors’ programme of decarbonisation across its Real Assets portfolio and commitment to reaching net zero by 2040. Alongside the inclusion of additional steels to house photovoltaic solar panels across the entire roof area, the property also has a BREEAM sustainability rating of ‘Excellent’ and an EPC rating of ‘A’, alongside EV charging points. The unit benefits from 14-metre haunch height, 50-metre yard depth, as well as 12 dock doors, two level-access doors and parking for up to 43 HGVs, whilst there is scope to adapt the site for gable loading in the future. Inside, Aviva Investors has fully-equipped the unit with all white goods and amenities, including staff shower facilities.
It is one of a number that Aviva Investors has invested into at Swan Valley, and follows the recent development of Odette58, which was let to Fisher & Paykel in 2021 also on a ten- year lease.
The letting agents were Avison Young and Burbage Realty, with Chadwick McRae acting for WT Transport.
James Stevens, Head of Real Estate Investment at Aviva Investors, said:
“We are pleased to have gained a high- quality tenant for this unit in the form of WT Transport so soon after completing speculative development of the unit. This is a welcome validation of our ability to develop and supply high-quality facilities which have occupiers’ needs front-of-mind whilst also being sustainable and more in keeping with a low carbon future.”
