Site of New Lidl Store in Derby Acquired by FHP
SmartParc SEGRO Derby Delivers HelloFresh as its First Customer
International recipe box and meal kit delivery company HelloFresh is set to become the first customer at SmartParc SEGRO Derby, the 1.85m sq ft, high-tech food manufacturing and distribution campus, after agreeing to lease a 118,000 sq ft unit for the preparation and distribution of their well-known and hugely popular meal kit boxes.
SEGRO and SmartParc have secured the maiden customer less than six months after announcing the formation of a partnership to create a new asset class dedicated to ‘state of the art’ food manufacturing and distribution in Derby (Spondon), paving the way for the food industry to collaborate to meet the challenges of sustainable production whilst addressing the need for efficient direct routes to consumers.
FHP acting on behalf of Lidl negotiated the acquisition of a long vacant site in Derby on a subject to planning basis from the Speed Group represented by Stephen Salloway.
David Hargreaves said: “It is great to see the new Lidl store on Uttoxeter New Road now open and trading. This was one of those “Lockdown Deals that was put together through Covid following numerous Zoom calls between all the parties.
This prominent site had a chequered planning history, but Lidl’s Architects came up with a bespoke design to meet the planners’ requirements whilst delivering the right layout for Lidl. The store opened back in May.”
Phil Daniels of FHP introduced the 2 acre site to Lidl, with David Hargreaves agreeing the deal with Stephen Salloway of Derby based Salloway Property Consultants.
Hargreaves said: “FHP are looking for further sites for Lidl of 1.5 - 3.0 acres throughout the Nottinghamshire, Derbyshire, and Staffordshire area.”
Phase 2 of College Retail Park in Retail Parkin Derby Sold to Burney Group
FHP acting on behalf of Wheatcroft Land have sold a 1.2 acre site on Burton Road, Derby to Burney Capital Partners, a specialist roadside developer.
David Hargreaves of FHP who handled the sale said: “The whole site had been used for many years as a Pay & Display Car Park, but when Catherine Haward took over the running of the company from her father plans were put in place to develop out the prominent 3.15 acre site.
The first phase saw the sale of land to Aldi who built a 20,000 sq ft food store, whilst the remaining land was to be developed for unit shops for which Planning Consent was secured. However, as the Wheatcroft Homes Business expanded, it was decided to sell the site to release funds to build more houses with a new 17 House development site subsequently acquired.”
After a couple of false starts, terms were agreed with Darren Burney for a sale on an unconditional basis with the sale quickly completed early Summer.
The Burney Group are proposing to develop 2 Drive Thru Restaurants on the site and a 3,500 sq ft Retail Unit, subject to planning.
Catherine Haward of Wheatcroft Land said: “We are delighted that FHP were able to secure a quick and easy sale enabling us to further invest in our new homes developments and our forthcoming scheme of 17 stunning new homes and barn conversions in Kirby Muxloe in Leicestershire.”
Nottingham and Derby based FHP Property Consultants acted for Wheatcroft Land in conjunction with Siobhan Smyth of Knights who acted on the legal side of the sale to the Burney Group, who represented themselves.

With SEGRO as the site developer and owner and SmartParc providing the onsite managed services, together they will support the food and drink sector in its efforts to increase production efficiency and drive reduced operational costs through collaborative working.
SmartParc SEGRO Derby will create 5,000 direct jobs and enable a new collaborative, flexible work model to accommodate people’s evolving lifestyles with the ambition of reconnecting the local community to food production.
SmartParc SEGRO Derby will be home to the first low-carbon food manufacturing community. A central distribution hub to consolidate goods in deliveries will streamline the distribution chain, providing a reduction in cost for occupiers whilst improving sustainability by eliminating food miles. From design and material selection to support for eventual occupiers, SmartParc and SEGRO will help to ensure excellent environmental performance and bold efficiency gains at the ground-breaking site.
Norse Group Announces New Partnership with High Peak Borough Council and Staffordshire Moorlands District Council
A newly formed company Alliance Norse will be responsible for
housing repairs and maintenance, capital project
management and facilities management services across two Councils in the midlands as part of an exciting new joint venture partnership.
Alliance Norse is a partnership between Norse Commercial Services Ltd, High Peak Borough Council and Staffordshire Moorlands District Council. The new company will provide a wide range of services, including building maintenance across corporate, public, investment and 4,000 tenanted homes, total facilities management, major capital projects, highways, and compliance management.
The Norse Group is the largest commercial Local Authority Trading Company in the UK, providing a wide range of facilities management, environmental services, care, and property services to the public and private sectors.
