Crawley Commercial Property Market Remains Active By Tim Hardwicke, Partner, SHW

The Crawley Commercial Property

Market brand-new remains

active, with a flurry of recent lettings across the office and industrial space and a number of

developments

now available to go some way to making up the low levels of good quality available space in the area.

Laura Miles in our office agency team recently completed on the letting of 60,000 sq ft (jointly with Savills) to a new occupier at Park House in the Crawley Business Quarter in Manor Royal. Located

just a mile and a half from Crawley town centre, and adjacent to Gatwick Airport and Station, Park House is in a prime location offering a total of 117,575 sq ft of light-filled, Grade A office space across two interlinked buildings.

Each building has a dramatic double height reception area with substantial parking provision on a prominent position within the Crawley Business Quarter. Just 48,000 sq ft of office space is remaining, with floorplates from 7,000 sq ft and terraces on the first and second floors.

In addition, the office space in Crawley Council’s The Create Building is part under offer with good interest in the remainder of the space. This ‘best in class’ office space, located in the Town Centre and bang

in the middle of the Gatwick Diamond, provides new Grade A office space from 7,000 to 77,000 sq ft and is the currently the only new town centre office development. (Agents SHW & Savills)

In the industrial/warehouse market, we are marketing approximately 400,000 sq ft of brand-new space to serve the demand for the area. Arrow Point on Gatwick Road offers two units of 65,803 sq ft and 18,764 sq ft, where I have just come back from a positive viewing (agents: SHW, Knight Frank & DTRE). And The Base, Manor Royal offers two of the largest warehouses available in the South East at 89,000 sq ft & 147,000 sq ft (agents: SHW, Cogent & Cushman & Wakefield). Both are now ready to occupy and located on the Manor Royal, the largest business district in the Gatwick Diamond. Manor Royal is home to over 600 business who choose to locate here due to the quality of accommodation, but also the excellent connectively by road to Gatwick Airport, M25 / South London and M23, providing access to the Sussex Coast, allowing for easy distribution of goods and services. Public transport is also well served with trains to London, Brighton and further afield, plus a great local bus service allowing for a far-reaching pool of labour.

On Brighton Road in Pease Pottage, Crawley, Midpoint 23 is a prime warehouse and light industrial scheme, providing a total of 86,000 sq ft of space across four units ranging from 9,832 to 39,979 sq ft. Located just off J11 of the M23 (agents: SHW, JLL & KBA)

All three newbuild schemes offer the best you can get, with their high specification, high eaves, great loading and parking, and the ever important green / ESG credentials and EPC A ratings meaning lower running costs: a key occupational driver in current times of high energy costs.
