The North West

CEG delivers new development across the North West CEG submits planning application for £79million redevelopment on Manchester’s High Street

P

redominantly vacant 20-36 High Street lies opposite the Arndale Centre. Constrained, not environmentally friendly and unappealing to modern office occupiers, the proposal unveils distinctly Mancunian architecture, drawing inspiration from the City’s Sunlight House and Debenhams buildings.

A double height street level frontage will offer cafés, restaurants and shops; a vibrant space with a covered plaza. The scheme will provide 361 new apartments in a sustainable city centre location, close to jobs, facilities and the transport network.

David Hodgson, Head of Strategic Development – North for CEG, said: “This is an exciting regeneration opportunity, delivering a design that is befitting of this gateway site, reflecting High Street’s former vibrancy and importance in the city.”

“By reopening the historic Stationer’s Court as a covered plaza, we can enhance pedestrian access between the High Street and Northern Quarter and provide a light-filled covered space to eat, drink and shop, enjoying views of the large feature tree planting we are proposing on Birchin Lane.”

CEG set to launch Concentric delivering modern office space in Warrington.

Providing three self-contained units, with 12,000 sq ft already let to ABS Consulting, CEG is just completing the revitalisation of the final 9,370 sq ft two-story office, providing spacious and light-filled open plan offices with a hotel inspired reception.

Greg Lacey, Investment Manager at CEG, explains: “Concentric provides fully refurbished Grade A office space, with raised access floors, new VRF air conditioning, LED lighting, contemporary toilets and showers, secure cycle storage and substantial double height reception areas - delivering a high-end product in this well-connected location close to the M62 and M6. We will also be introducing a new landscaping scheme and outdoor furniture for our customers to enjoy the external surrounds in summer. This, along with the quality of the nearby shopping centre, Birchwood train station, restaurants, gym, coffee shop and creche will appeal to a wide range of occupiers.”

Following a multimillion-pound refurbishment, CEG has let all of the 48,000 sq ft of office space at this impressive Grade II listed building in under 18 months. The renovation has delivered an impressive atrium from ground to fifth floor and unveiled many of the industrial historic features, while providing a modern, open plan office environment.

Greg Lacey, Investment Manager at CEG, said: “196 Deansgate is now home to a number of tech, media, finance and law firms. The ground floor offers a mix of vibrant shops, bars and restaurants, with Manahatta now open. We are currently helping Federal Café & Bar open its next Manchester venue here which should launch early next year. Almost fully let we just have one 3,000 sq ft ground floor unit which recently became available and we will be targeting another high end leisure use.”

The refurbished units are available as headquarter space in their entirety or in suites from 4,500 sq ft on flexible terms.
