The North West

Breakey Nuttall is North East Manchester B

reakey & Nuttall are multi-disciplined firm of chartered surveyors, based in Oldham, covering north east Manchester, in particular, Oldham, Rochdale and Tameside. The firm is headed by Joanne Nuttall, Managing Partner, Chris Breakey, Partner, and Associate Partner Glenn Drake-Owen, all assisted by a specialist, and experienced team of support staff.

Glenn Drake-Owen says that with five key departments; Agency; Property Management; Landlord & Tenant; Valuation, and Rates, we can assist with all aspects of commercial property. Our clients are varied, with a range of private and corporate clients, including, private investors, who may own one or 100 properties, pension companies, local authorities, developers, private equity funds and more.

Our Agency department provides dedicated sales and letting services, with a primary focus on the client, and achieving the best results for them. Whilst we assist purchasers and tenants alike, all negotiations are approached with the best results for the client at the forefront of our mind. Recent results include the sale of detached office building in Hyde, offered by another agent for 18 months, prior to our instruction. Once instructed, we found a purchaser and agreed a sale which completed 5 months from the date of instruction.

Our Property Management team focus on retention and growth of asset value, through effective daily management, including dispute resolution, regular inspections, planned/unplanned maintenance, rent, and arrears collection, ensuring tenant compliance with lease

obligations, including Health & Safety. From small retail units, to multi tenanted mill sites, we bring clarity to both the Landlord, and Tenant, providing comfort and peace of mind to Landlords.

Glenn Drake-Owen

The Valuation department provides exceptionally detailed and comprehensive RICS compliant valuations for clients including pension companies, banks, private investors, solicitors and accountants. We are part of the RICS Valuer

Registration Scheme, and are often praised for the detailed nature of our reports.

Representing Landlords or Tenants at key stages in the lease, such as rent reviews and lease expiry, the Landlord & Tenant department ensures a fair result for both sides, with a combination of experience, thorough research, knowledge and strong negotiation skills.

The rules on Business Rates have changed, and our firm’s consultant, with over 40 years’ experience of business rates is best placed to advise and assist in rating matters.
