Savills Planning secures permission for major mixed-use project in Glasgow

S Ruth Highgate

avills has secured planning permission at Queenslie Park industrial estate, a major mixed- use development project in Glasgow on behalf of Warehouse REIT. The scheme will deliver up to 250,000 square feet comprising a combination of distribution, industrial, commercial, storage, retail and hospitality space, with a gross development value of £25 million. Savills has worked closely with project architects 3D Reid in formulating innovative and forward-looking plans to revitalise Queenslie Park.

Savills Associate Ruth Highgate said: “Savills Planning and Development Scotland is delighted to have secured consent for this major project.

It unlocks the potential for wider provision of industrial and business use as well as supporting retail, leisure and other commercial uses, which will help improve the overall quality of Queenslie Park.”

The 16 acres form part of Warehouse REIT’s wider 56 acre holding at Queenslie Park, including approximately 350,000 sq ft of existing floorspace.

Andrew Bird, managing director of Tilstone Partners, the manager of Warehouse REIT, said: “Securing this permission marks the culmination of over 24 months working closely with a number of stakeholders, ranging from the City Council and local elected members through to existing occupiers and local residence, as well as providing a further example of how the management team continues to extract value from the original portfolio acquired at IPO.”

Osborne and Co submit plans for major Glasgow development

he regeneration of a key arterial site in Glasgow city centre has taken a significant step forward with the submission of a detailed planning application for a 283,000 sq ft Grade A office development by Osborne and Co.

The £95m investment by Osborne will deliver the first major activity on this prime site in the International Financial Services District (IFSD) in more than twenty years.

The planning application has been submitted by Osborne and Co - the new global delivery vehicle for property developed by Vanguard Real Estate - after a variety of economic and historic environment studies on the site led by Cooper Cromar, an award- winning architectural practice.

Osborne’s occupier-focused approach to design and construction puts tenant needs at the heart of the development to deliver world-class modern workspace. Last month, it was picked as Santander’s development partner to deliver the bank’s new UK technology hub in Milton Keynes.

The Argyle Street development will be able to accommodate up to 4,000 people, revitalising a key site on a vital artery for the city.

Will Hean, Development Director (Scotland), Osborne and Co, said: “Following positive consultation with Glasgow City Council planners, Historic Environment Scotland and the local community, we are pleased to formally lodge our detailed planning application with which we aim to begin the process of a major transformation of Glasgow’s best undeveloped city site.

“We want to deliver an office building that will add value for the city of Glasgow: providing the business community with a quality environment to thrive, a quality product to attract global occupiers and a quality regeneration of a large swath of the IFSD.”

Contract 1, the first step in the transformation, required investigation and characterisation of all waste material up to depths of 20m and extensive groundwater modelling prior to establishing the detailed containment and earthworks strategy which mitigated contamination risk to the environment while creating the platform for development. The Masterplan incorporates social and economic sustainability to create a safe, accessible inclusive urban neighbourhood. It is the largest project of its kind in the UK, outside of London, with judges stating it “has set the precedent for future works of its kind by achieving zero waste”.

Congratulations to all VHE staff involved and to our submission partners - Glasgow City Council, WYG, SWECO and Gardiner and Theobald.
