West Midlands Invest Telford: Regenerating places, enabling growth

Oakengates Town Centre has undergone major investment

Cllr Lee Carter

Station Quarter is set to transform Telford Town Centre

Telford is undergoing a transformation with regeneration at its core. Through the Invest Telford, team at Telford & Wrekin Council, the Borough is delivering a pipeline of strategic sites, infrastructure and commercial spaces to meet the needs of modern occupiers, investors and residents.

The Council is playing a direct role in enabling growth, unlocking development opportunities through land ownership, planning support, and capital investment. This proactive, partnership-led approach is creating real momentum and national recognition.

One of the Borough’s most ambitious schemes is Station Quarter a major regeneration project in the heart of Telford town centre. Delivered by the Council and part-funded by the Towns Fund and the West Midlands Combined Authority, Station Quarter is transforming a redundant brownfield site between Telford Central railway station and the retail centre into a vibrant mixed-use neighbourhood.

Phase one is already under construction and will deliver new homes, education space and public realm. It includes:

• 117 homes for rent through Nuplace, the Council’s wholly owned housing company and partners

• A Digital Skills and Enterprise Hub, developed with Telford College and Harper Adams University

• 142 bed Hampton by Hilton Hotel • Modern office, enterprise and teaching space • Improved pedestrian and cycle links

Station Quarter forms part of the wider programme supporting growth, innovation and connectivity in the Borough.

This programme has already delivered The Quad, a new digital skills and enterprise hub in the heart of Station Quarter and is also supporting the regeneration of the Oakengates Theatre Quarter, a project revitalising Oakengates town centre and its cultural assets.

Investment is also being made in improvements to Wellington and Oakengates high streets, helping revitalise commercial and cultural assets in key town centre locations.

Beyond town centres, regeneration is being driven through the Telford Land Deal a nationally recognised partnership between Telford & Wrekin Council, and Homes England. The deal enables the Council to bring forward public land for development, with receipts reinvested locally to support infrastructure and site servicing.

Since 2016, the Land Deal has enabled the creation of over 2500 jobs, 2. 25 million sq ft of commercial floor space and over 1600 new homes and delivered modern premises for businesses across advanced manufacturing, logistics, and Agri-Tech sectors.

One key Land Deal site is Ni. PARK in Newport a location designed to support Agri-Tech and innovation-led businesses. Businesses already operating there include TR Machinery, a supplier of farm machinery, who recently expanded into purpose-built premises with the support of a UK Shared Prosperity Fund (UKSPF) grant.

The Council continues to invest in place-based regeneration in centres like Wellington, Newport, Dawley and Madeley, supporting heritage improvements, commercial frontages, and active travel infrastructure.

For commercial agents, developers and occupiers looking for invest- able locations with leadership and delivery at their heart, Telford is a Borough that means business.
