Logistics City Milton Keynes: Delivering Sustainable Industrial Space for the Future
Kier Property is continuing to expand its industrial and logistics portfolio with the development of Logistics City Milton Keynes, a flagship 125,647 sq ft single-unit logistics unit that continues the company’s growing national strategy to deliver high-quality, sustainable space in prime locations.
This landmark development is being brought forward in joint venture with Cervidae, reflecting a shared commitment to creating best-in-class logistics accommodation in one of the UK’s most dynamic markets.
Milton Keynes is a key logistics hub, positioned at Junction 14 on the M1 corridor between London and the Midlands. The city offers unrivalled connectivity to national road networks, making it an ideal base for occupiers requiring fast access to regional and national markets.
Demand for modern, sustainable industrial accommodation in the region continues to outstrip supply and Logistics City Milton Keynes will deliver much-needed new space in a highly sought-after location.
As with all schemes under the Logistics City and Trade City brands, sustainability is at the heart of the Milton Keynes development. The 125,647 sq ft unit is being designed to achieve a minimum of
BREEAM ‘Excellent’ and EPC A+ ratings (net zero in construction), with features including:
• High-performance building envelopes to minimise energy use
• Rooftop solar PV panels, enabling occupiers to generate renewable energy on-site
• EV charging infrastructure across the estate • Low water-use fittings
• Native planting and ecological enhancements to promote biodiversity
• Landscaped staff amenity area
These measures will help occupiers reduce operating costs while supporting their transition to net zero carbon operations and enhance employee wellbeing.
Construction is progressing to a phased build programme, with completion scheduled for December 2025. The development has been designed with the needs of regional and national distributors as well as e-commerce businesses firmly in mind.
Flexible floorplates, generous yard depths and high-quality office space will enable occupiers to adapt to changing operational requirements, while the scheme’s sustainability features will provide long-term resilience in a competitive market.
Kier Property’s experienced delivery team is working closely with Cervidae to bring the project forward at pace, ensuring that the design, build quality and sustainability credentials align with occupier expectations.
Leading agents; JLL, LSH and DTRE are engaged on the scheme to ensure strong market reach and early occupier engagement. Marketing is already underway, with significant interest being reported from logistics operators, online retailers and supply chain specialists looking to expand or consolidate their presence in the Milton Keynes area.
While Milton Keynes is being delivered in JV with Cervidae, it sits within the wider Kier Property portfolio of urban logistics developments, which is also supported by the £400m joint venture with Investec Realis. This partnership is funding a pipeline of new Trade City and Logistics City schemes across the UK, reinforcing Kier Property’s national roll-out of its industrial and logistics brands.
• Trade City focuses on smaller, flexible light industrial and trade counter units.
• Logistics City targets larger-scale distribution and logistics space.
Together, they provide a complementary range of opportunities for businesses of all sizes, from SMEs to multinational operators.
The partnership with Investec Realis has already unlocked a pipeline of sites that will provide modern, sustainable employment space, supporting economic growth and job creation across the UK.
Beyond Milton Keynes, Kier Property is advancing a series of Trade City and Logistics City schemes in Andover, Bognor Regis, Bracknell, Hemel Hempstead, Manchester, Maple Cross, Sharston and St Albans. These brands have a strong reputation with recent lettings underpinning the strength of demand. They are recognised and established with occupiers for their flexibility, connectivity and sustainability credentials.
Together, these projects reflect Kier Property’s commitment to building a nationwide portfolio of well-located, future-proofed space that supports the growth of UK businesses.
