The commercial property market in Rugby and surrounding areas remains active, although dynamics shift and change in response to the wider climate. The retail market in rugby has seen steady activity year-round (2024/25), with occupiers ranging from small independ- ent startups to larger franchise ventures.


Landlords have found success with a wide range of unit sizes, but units ranging from 500-1000 sq. ft have seen more interest than larger units in recent years, leading to a strategy of sub diving retail spaces to accommodate for the market.


With rising interest rates, we have seen capital values fall in relation to investment sales, with owner occupier sales remaining strong in the retail space.


The office market in Rugby and surrounding areas has followed a similar trend seen nationwide, office units are being developed into residential where appropriate and subdivided into flexible suites for small groups of people.
