Cover Story

Essentials & Energy: Powering a Sustainable Future

Through Prologis Essentials, we provide turnkey solutions to boost operational capacity and sustainability. From mezzanines and EV charging to rooftop solar PV and future storage-backed systems, Essentials gives customers practical tools to reduce carbon and costs.

Solar is now one of the most in-demand features across our portfolio. With battery storage on the horizon, excess energy will be stored for use during non-generating hours, improving grid stability and maximising customer benefits. Workplace charging is also a growing part of our strategy, supporting the electrification of transport fleets and employee commuting.

Importantly, Essentials isn’t just about infrastructure. Essentials sup- ports our customers’ wider ESG strategies. By embedding renewables, low-carbon technologies and smart systems into our buildings, we help customers meet their sustainability targets, demonstrate pro- gress to stakeholders, and prepare for future regulation.

A Market in Transition

The UK logistics market is undergoing structural change. Consumer demand for rapid delivery, the growth of e-commerce, and shifts towards reshoring and nearshoring are driving demand for well-lo- cated, resilient supply chain infrastructure. At the same time, reg- ulations around carbon reduction and energy performance are accelerating change. Prologis is not only building the facilities cus- tomers need today but preparing them for tomorrow. By anticipating these shifts, we give our customers the confidence that our parks will remain competitive, sustainable and future-ready.

Becoming industry-leading doesn’t happen overnight, and our mar- ket shows no sign of slowing down. By listening to our customers, investing in innovation and focusing on efficiency, flexibility and sustainability, we are confident in delivering solutions at scale, without compromise.

COMMERCIAL PROPERTY MONTHLY 2025

Anchored in the Midlands

Home to the ‘Golden Triangle’, the Midlands is the beating heart of UK logistics. With unrivalled connectivity to ports, airports, and major population centres, it is where demand is strongest and innovation is often first seen. Prologis has invested deeply in the region, with flagship parks at DIRFT, Hams Hall and Midpoint, alongside significant developments in Coventry and Fradley.

Our partnership with East Midlands Airport reflects our focus on con- nectivity, while new planning approvals at Apex Park and Coventry highlight confidence in long-term growth. We’re not just building warehouses; we’re strengthening regional economies, supporting thousands of jobs, and enabling businesses to thrive. This is what makes the Midlands the cornerstone of our UK portfolio.

Case Study: Top Marks for Top Cloud

Earlier this year, Chinese e-tailer Top Cloud Logistics Ltd signed a 15-year lease on a new 164,103 sq. ft. facility at Prologis Park Midpoint, Birmingham. The deal illustrates both the strength of the Midlands and the benefits of our specification.

• Reduced risk – a flexible, high-specification building that will adapt with the business over time.

• Increased efficiency – move-in ready with LED lighting, solar PV and fire safety systems, helping operations start faster.

• Enhanced experience – EV charging points and modern staff facilities that improve wellbeing and sustainability credentials.

For Top Cloud, this was about more than space. It was about having confidence in a partner able to support long-term growth in the UK market.
