Cover Story Prologis UK: Building Beyond Benchmarks
To be a market leader means staying one step ahead by going beyond customer expectations and anticipating what comes next. At Prologis, innovation and forward thinking are at the heart of everything we do. By listening to the evolving needs of our custom- ers, we are shaping the future of logistics.
Moving into a new distribution centre is a complex process and with thousands of organisations worldwide relying on us, our mission is to reduce that complexity. By taking an integrated approach, we simplify the real estate journey and deliver solutions that let our customers focus on what matters most: their business. To achieve this, we have developed a market-leading technical specification centered around three pillars:
• Reduced risk – flexibility built in from day one. •
Increased efficiency – functionality that lowers operational costs.
• Enhanced customer experience – spaces that attract and retain talent.
These pillars provide the framework for everything we deliver, from initial design to long-term operational efficiency.
Market-Leading Technical Specification
A high-performing logistics facility depends on every detail, and at Prologis, incremental improvements add up to significant impact. We build for long-term ownership, with our specification designed to serve both today’s customers and those of the future.
The logistics market is evolving fast, from EV and HGV charging to automation and robotics. Behind every Prologis building is years of research and development, tailored to meet our three pillars. In practice, this means:
• Two primary building types: single side loading or cross-dock with loading both sides.
• Larger units equipped with 50m yard depth, designed to allow HGV parking opposite docks for operational efficiency
• Robust 3x3m dock doors and 3. 5m dock levellers designed to work with the maximum possible range of vehicles.
•
Clear heights optimised for the broadest possible range of high bay racking and multi-level mezzanines.
• High levels of daylighting with clerestory windows for future mez- zanines, office areas with windows on multiple sides creating views over yard areas, and rooflights to 15% of the roof area.
• Our unique Cerberus roof system, maximising internal storage volume without increasing ridge height.
• Washroom facilities for office and warehouse staff, positioned in multiple locations around the building for ease of access.

These elements create facilities that aren’t just functional, but also improve the experience for drivers, warehouse operatives and office staff alike. Modern logistics is about people as much as operations.
Move-in Ready: The Enhanced Fit-Out
Traditionally, customers spend up to nine months coordinating essential systems before operations can begin.
To solve this, we created the Enhanced Fit-Out, a UK first. Already embedded at key parks including Midpoint, DIRFT and Hams Hall, it saves customers cost and time while boosting flexibility.
