West Midlands Stratford-on-Avon District: A Destination for Business Growth

Stratford-on-Avon District would never distance itself from the worlds greatest author and will always thank Shakespeare’s vision that continues to attract visitors and an increasing growth in eco- nomic tourism from the regions, continents and creeds that only he could capture in multi-dimensional prose. The attraction of marrying business ambition with this cultural richness adds value to the com- mercial property sector of this blessed plot, this earth, this realm. Stratford-on-Avon offers a unique environment for companies to thrive. With its blend of historic charm, modern infrastructure, and forward-thinking leadership, a vision for strategic land policy, plan- ning and economic development, the District is increasingly being recognised as a prime location for commercial property investment and attracting new inward investment.

Nestled in the heart of South Warwickshire, its strategic and pivotal location to London, Birmingham and all other important connectiv- ity hubs via the M40, the Chiltern Main Line, including HS2 will only enhance regional links and commercial property values and encour- age further commercial development. Indeed, approximately 95% of the UK population is accessible within a 4hr drivetime. This level of connectivity not only creates an ideal stage for businesses seeking access to national and international markets but further generates demand for quality commercial property that remains exception- ally strong. The District’s resilient economy and high-performing commercial returns, based on strong property demand is signifi- cantly buoyed by the region being home to a diverse and dynamic business community. Stratford-on-Avon’s diverse commercial prop- erty sector is not only occupied by independent and chain retail- ers, but also companies servicing wide ranging industrial and pro- fessional SMEs in Advanced Manufacturing, Rail technology, and

Agri-Tech organisations through to first tier suppliers servicing major brands, Jaguar Land Rover, Aston Martin, Polestar and TATA. This service seam continues through to pioneering technology cen- tres of excellence such as The UK Battery Industrialisation Centre, Manufacturing Technology Centre, University of Warwick Innovation Campus, Coventry University and other creative enterprises in engineering design and the games sector. This commercial prop- erty reputation and ecosystem also fosters research, development, and specific commercialisation demand, making Stratford-on-Avon District a hub for cutting-edge solutions and future-facing industries, where the demand for commercial property, offering inward inves- tors greater choice will continue.

Plans for the World Shakespeare Centre and the Stratford Gateway regeneration project will further enhance locational appeal, further continuing to blend tourism growth with that of enhanced economic development and commercial value growth. Entrepreneurship is deeply embedded in Stratford-on-Avon’s DNA and offers a supportive environment for start-ups and small businesses, with access to flex- ible workspaces, business centres, and tailored support. The District encourages innovation and collaboration, helping all enterprise types, new and existing to grow further. Stratford-on-Avon District’s vibrant and resilient economy, support- ive business support infrastructure will continue to gain rapid momentum, offering excellent sites, support companies to operate successfully, and encourage those to a commercial destination where they can grow, innovate, and succeed.

Warwick District, a roughly heart shaped district, sits centrally within Warwickshire, in the Heart of England. It has a reach which is local, regional, national and international with great communication links via roads, trunk roads, motorways, rail and proximity to three air- ports – Birmingham, East Midlands and Heathrow - making it a highly desirable place to live, to visit and to do business.

The four main towns, Royal Leamington Spa, Warwick, Kenilworth and Whitnash, together with 20 smaller villages, make up a vibrant area where historic buildings, world famous Castles and award-win- ning parks sit alongside the cutting-edge technologies of its varied businesses.

The area is home to a global Video Games Cluster, affectionately known as ‘Silicon Spa’ and is host to many Digital and Creative, R & D, innovative and green businesses.

With its many strengths and its central location it is easy to see why the district is sought after by businesses moving into the area and why several Head Offices, such as National Grid, make Warwick District their home. Regularly hitting the ‘Best Place to Live in the UK’ we are justified in saying that Warwick District is a great place in which to live, work, learn and to come to visit.

That quality is also reflected in the presence of a world leading University – University of Warwick and the Warwickshire College Group – one of the country’s best colleges as well as high performing secondary and primary schools.

The District has seen much investment with development of hous- ing, schools, health hubs, leisure centres and employment sites. One of Warwick District Council’s main regeneration projects is the

re-development of public realm assets within a new Creative Quarter, the oldest part of Leamington Spa, together with wider transforma- tion across the town.

Transforming Leamington

Work is already underway to regenerate the town through the devel- opment of the Creative Quarter to provide a focal point for the area’s booming creative sectors.

Warwick District Council and development partner Complex Development Projects Ltd (CDP) are delivering an ambitious mas- terplan to regenerate Leamington Spa. Further opportunities are still available with a number of potential sites which could include housing, mixed used development and the potential of a boutique hotel. The promoter is seeking funders, investors and occupiers for a range sites and developments in the area.

Within the established Leamington Town Centre Vision, a new ‘Transformation Framework’ is now being progressed, co-ordinating a series of improvements across the town centre from Christchurch Gardens in the north to the Grand Union Canal in the south.

The Parade Masterplan with the Bath Street Area Improvements form a key part of this programme as does the recently completed redevelopment of the Town Hall (on Parade), Stoneleigh Arms (on Clemens St) and Old School (on Court St). This aims to be a catalyst for wider improvements in the area.
