West Midlands Panattoni Commences Construction at one of the Largest Speculative Midlands Developments


Panattoni, the world’s largest privately owned industrial developer, is pleased to announce that it has secured full reserved matters planning consent at Panattoni Park Coventry, paving the way for construction to commence this quarter on a landmark 540,000 sq ft logistics development. The first unit at the park, which will be spec- ulatively developed, will be ready for tenant occupation in Q3 2026. Strategically located at Junction 3 of the M6, within the UK’s ‘Golden Triangle’, Panattoni Park Coventry will offer best-in-class space in one of the country’s most supply-constrained regions. The 55-acre site provides direct access to the national motorway network and lies within a four-hour drive of 90% of the UK population.


Once delivered, it will become one of the Midlands’ largest specula- tive logistics units, targeting BREEAM “Outstanding” and EPC A+ cre- dentials, meeting the rising demand from occupiers seeking future- proofed facilities in prime locations. Panattoni Park Coventry will also be Panattoni’s first project to achieve a WiredScore accreditation. WiredScore is the global digital connectivity certification that assesses and promotes best-in-class technology infrastructure in real estate. At the park, we are targeting WiredScore Platinum – the highest level of certification – reflecting our commitment to delivering exceptional digital infrastructure and ensuring occupiers benefit from robust, reliable, and future-ready connectivity to support modern business needs and the evolution of AI and technology. The facility will also feature significant sustainability enhancements, including 100 EV


charging points, solar PVs, water leak detection systems, and high-ef- ficiency insulation.


The start of construction also marks an exciting period of growth for Panattoni in the Midlands, lead by Gregg Titley. To support the business’s momentum and future growth plans for the region, Panattoni has strengthened its regional team with the appointment of Patrick Clews as Development Manager. Patrick joins the expand- ing Midlands team at a pivotal time, bringing additional resource and expertise as we continue to deliver high-quality logistics space across the region.

Nexus Planning expands Birmingham office and Regeneration remit with new Associate Director


Nexus Planning announces it has expanded its Midlands division, welcoming Elisabeth Pywell as Associate Director to its growing Birmingham office. Beth joins from CBRE and is an award-winning planning consultant, with significant Regeneration planning expertise across the Midlands and South West. Nexus Planning’s Birmingham office has been in operation since 2022 and has welcomed two new starters this year: Beth Pywell and Assistant Planner, Aadil Ijaz.


The growing Midlands division draws on sectoral experts across the UK in Nexus Planning’s other regional offices, including Manchester, London, Reading and Bristol. The Birmingham team is involved in a number of major strategic land projects throughout the region and


has led on currently submitted strategic employment-led planning applications comprising up to 3,000,000 million sq ft of innovation floorspace for the University of Warwick, and 800,000 sq ft of com- mercial floorspace at J12 of the M40 for CEG.


In addition, Nexus Birmingham is promoting significant residential led sites in Solihull, Warwick, Bromsgrove, Stratford-upon-Avon, West Oxfordshire, South Warwickshire, Lichfield, Northamptonshire, Rugby and Staffordshire. The regional division has also advised Birmingham City Council in respect of retail and town centre planning policy matters, through the preparation of their most recent Retail and Leisure Study.


Aviva and Moda secure deal with Homes England, NatWest and WMCA for major community in Birmingham


Aviva Capital Partners and Moda Group have completed a land- mark investment deal with NatWest, Homes England, and the West Midlands Combined Authority (WMCA) to unlock a 1,000-home rental community in Digbeth, Birmingham. The funding agreement for the £200m+ Stone Yard project in Digbeth showcases the strength of opportunity for regeneration through collaboration between the private and public sectors driving the delivery of high quality new homes. The funding package includes debt financing from NatWest and Homes England via the Home Building Fund. This will support the delivery of phase one of the build-to-rent (BTR) community, which will comprise 605 high-quality homes across four blocks.


In addition the West Midlands Combined Authority has provided brownfield grant funding, enabling the project to increase its afforda- ble housing provision to 20%, which will be offered at a Discounted Market Rent. This provision will be dispersed throughout the devel- opment, enabling community led regeneration whilst delivering the highest quality of place and accommodation.


A future development phase will deliver a further three blocks, bring- ing the total number of homes at Stone Yard to 995. The develop- ment will champion social and environmental sustainability, targeting

top level certification from leading accreditors including Fitwel, Home Quality Mark and BREAAM. The new homes will be complemented by a range of amenity spaces for all residents, including co-working spaces, 24/7 gyms and studio spaces, lounges and private dining rooms.


Alongside new homes, the scheme will include community-focused features such as commercial units, landscaped public areas, and links to local attractions will contribute to Digbeth’s emergence as a vibrant, inclusive neighbourhood. The buildings and new public realm will be operated by Moda with its signature focus on service, technology and health and wellbeing, ensuring the curation of a pro- fessionally managed, diverse community in the heart of Birmingham.


Caddick Construction, Moda’s sister company, will build the neigh- bourhood and has commenced initial work on site. Completion of phase one is expected in 2028.


Located on a prominent four-acre brownfield site, Stone Yard is in a highly accessible location on Deritend Road. The site sits at the heart of the city’s creative quarter, adjacent to the Custard Factory and directly opposite the new Eastside Metro extension and the forthcoming HS2 Curzon Street Station.
