West Midlands Coventry & Warwick Gigapark Investment Zone


The CWGIZ area consists of four sites: Greenpower Park, SEGRO Park Coventry, Whitley South and Whitley East. A total of 183 hectares are available for tax incentives including full business rates relief for five years, capital allowances on fit out, an elevated employer national insurance contributions threshold, stamp duty land tax relief and structures and building allowances. Collectively, the vision is for the CWGIZ will act as a catalyst for driving the growth of the UK battery supply change and the electrification of the West Midlands’ automotive supply chain. CWGIZ is being brought forward through a partnership between Coventry City Council, Warwick District Council, Warwickshire County Council and the West Midlands Combined Authority.


Greenpower Park, sits at the heart of CWGIZ. It’s a trailblazing centre of excellence for electrification, battery technology and manufac- turing. This unique development offers an all-in-one location for battery research, testing, commercialisation, manufacturing, recy- cling and electrified logistics designed to foster the UK’s growing battery ecosystem. Greenpower Park is being delivered through a Joint Venture between Coventry City Council and Coventry Airport Ltd. There is a market opportunity for an anchor investor and oper- ator at Greenpower Park, specialising in battery manufacturing and/or related battery supply chain activities. The adjacent sites at SEGRO Park Coventry and Whitley South, being delivered by property


specialists SEGRO, are expected to then attract further investment through linked automotive, future mobility and advanced manu- facturing activities. The CWGIZ has the benefit of being adjacent to a critical mass of academic R&D, automotive technology and logistics including the UK Battery Industrialisation Centre (UKBIC), University of Warwick and WMG, Coventry University, Manufacturing Technology Centre (MTC), MIRA Technology Park and Long Marston Rail Innovation Centre. In addition, there is a globally significant clus- ter of OEMs including Aston Martin Lagonda, BMW, EDF Arabelle Solutions, GE, JLR, LEVC, Mecalac, Polestar, Rolls Royce Aerospace and Thwaites Dumpers, all within the UK logistics ‘golden triangle’ with 94% of the UK population within 4 hours. The West Midlands has one of the largest automotive research clusters in Europe accounting for 60% of UK automotive R&D, including design and R&D facilities for GM, JLR, Lotus, Polestar, TATA and extensive vehicle test facilities at HORIBA MIRA. All supported by a deep and dynamic supply chain with capabilities ranging from concept to design, prototyping, test, development and manufacturing. All highlighting the truly unique proposition that CWGIZ offers. Fully developed, the Gigapark could create up to 6,000 jobs in battery manufacturing and related EV supply chain.
