Section 5 • Renting To Business Customers Clearly, professional services, healthcare busi-


nesses, and personal services make up the largest percentage of business customers at 11.4 percent, 10.9 percent, and 10.1 percent respectively. Businesses from the education sector also tend to be renters of storage space (8.7 percent) as do manufacturing busi- nesses (8.1 percent).


Again, this ratio is highly dependent on the loca- tion of the facility. If, for instance, the facility is located near a major medical center or hospital, it is more than likely that there would be a higher percentage of healthcare tenants. Likewise, if you are close to a major mall or shopping district, there would be a tenden- cy to rent more units to retail customers who might store back stock, holiday decorations, and seasonal display items.

Other Business Customer Traits In many instances, business customers may rent more than one unit at a self-storage facility. As seen in Chart 5.2, on average, 47 percent of business customers rent one unit. However, more than half rent more than one unit; 27 percent rent two, and nearly 26 percent rent more than two.


In addition to renting multiple units, 34 percent


of business customers rent units that are 10-by-30 or larger. 10-by-10 units are the second most popular size at 19 percent. And, while 13.4 percent of business cus- tomer say they rent 10-by-20 units, 14 percent rent the smallest units (5-by-5 or smaller). The 5-by-10 and 10- by-15 units tend to be the least rented unit sizes.


The actual type of unit can also vary for business


customers, as indicated in Chart 5.4. Exterior units with drive-up parking seem to be the most popular, with 55 percent reporting that this is the type of unit they rent. The next most popular type is interior units with elevator access. These may also be climate-controlled units, which are required for pharmaceutical reps and those with goods that cannot withstand the extreme weather changes of an outdoor unit.
