A Note From The Publisher W
elcome to the 2018 Self-Storage Almanac, a culmination of a combined effort between MiniCo Publishing, NKF Capital Markets, our
new data partner Union Realtime, and the Self Storage Association.
Twenty-six years ago, the first Self-Storage Almanac
was published. At the time, we were a fledgling industry intent on growing as a real estate sector. Hence, the goal of that first Almanac, and those that were published in the ensuing years, was to report every self-storage facil- ity that could be found in the U.S. Nevertheless, just as the industry has evolved over the past two decades, so has the definition of a true self-storage facility.
This year, we are proud to bring on Union Realtime as our new data partner; Union Realtime has provided all rental rate, occupancy, and pipeline/supply data, as well as a fresh look at other facility data that will enhance the educational process for our readers. Thank you to Cory Sylvester for making this new partnership a reality.
Once again, this year we would also like to extend our
gratitude to Aaron Swerdlin and his team at NKF Capital Markets for their continued partnership and important contributions to the 2018 Almanac. Thanks to their tire- less efforts, we are able to present this year’s newest data to the self-storage industry.
We would also like to thank the SSA’s Tim Dietz and
Mike Blackett for their assistance in providing data from the Self-Storage Demand Study (2017 Edition). For informa- tion about purchasing the entire Demand Study from the SSA, please see the advertisement on page 11.
In addition, our sincere appreciation goes to Shawn
Hill and his team at The BSC Group for providing their in- sights into self-storage financing as well as Kate Spencer and the team at Cushman & Wakefield for their contribu- tion on self-storage valuation and cap rates, and M. Anne Ballard of Universal Storage Group for contributing the management section.
This year we cannot go to press without thanking
Terry Campbell of Live Oak Bank, who so graciously took the time to preview and proofread the entire 2018 Almanac. Thank you, Terry, for making sure we caught all of the details!

As always, it is prudent to remember that
self-
storage is a localized business. As such, demand, satura- tion, and market feasibility vary greatly from one location to another. Therefore, it is imperative to consult with independent experts who are familiar with the specific market area you are studying.
We are confident that the 2018 Self-Storage Almanac
will provide self-storage owners and operators with the most up-to-date information available to assist in mak- ing critical business decisions. We wish you continued success with your self-storage endeavors!
