A $300m private development in the capital’s Distrito Perseverancia is a large-scale mixed-use urban
development which has been called a ‘city within a city.’ Te official inauguration took place at the end of last year and it is being developed in stages with planned green areas, boutiques, restaurants, corporate towers, and apartment blocks.
New projects include the Minor Hotels NH
Collection, which will debut in the country with a development in Asuncion due to open by 2029. Te global hotel operator has more than 560 hotels and resorts in 58 countries. Te project is part of a large-scale real estate development called Petra Imperiale, a mixed-use skyscraper development with 400 apartments across 73 floors, making it the tallest building in Asuncion and the fourth tallest in South America. Tere will be offices, residential units, and
parking. Tere will be 80 guest rooms operated under the NH Collection brand.
BUILDING BRIDGES
Real estate projects are big business at the moment in Paraguay, particularly in the capital, Ciudad del Este, and Villa Morra. Te population is mostly concentrated in the eastern and southern parts. Gran Chaco, a semi-arid lowland plain, lies in the west and accounts for 60 per cent of the land territory. Today, city skylines are being transformed with
several high-rise projects offering ‘resort living’, many of which are funded by Argentine inves- tors.

Nueva Asuncion is another new development and the centre of Paraguay’s long-term urban expansion programme. Te area is located along the Paraguay River and was established as a mu- nicipality in 2021. When the Heroes del Chaco bridge opened three years later, it unleashed a property boom. Developments include recreational areas, resi-
dential zones, and commercial areas. It is said Nueva Asuncion could accommodate up to 200,000 residents over the next 10 years. Te country has been rebuilding after the pan- demic, which came fast on the heels of the 2019 Argentine-driven recession. Paraguay’s recent development boom is largely attributed to its stable economy and pro-investment environment, and the country is seen as an emerging market.
