ver the past few months we have seen a good level of activity with plenty of property transac- tions taking place. This seems to fly in the face of
the national news with constant reports of difficult trading conditions. We are, of course, aware that the situation is volatile as the uncertainty over a Brexit deal continues. There are always certain properties that take longer to achieve a sale than others. Pricing is a factor although not the whole story with certain areas and locations attracting more buyers than others. Saying that, we have seen sales being agreed across the property price range in the town and surrounding villages, holiday and more residential areas included. The Government has just announced that apparently 120,000 first time buyers have benefitted from the recent Stamp Duty changes which is very good news and I believe continued assistance to first timers is essential to a healthy property market. The wonderful weather we have been experiencing can only help property sales as we reach mid-summer - activity levels are still reasonably strong with prices stable.
We have had excellent coverage in the national press recently with Dartmouth proving to be one of the most popular coastal towns in the UK and for good reason. I look forward to busy trading conditions for the rest of the summer. We have just heard today (2nd of August 2018) that in-
terest rates have risen for only the second time in the last 10 years; the rise was minimal - 0.25% - taking the base rate to 0.75%. This was widely anticipated and although the Stock Market is down, financial institutions seem to have taken the increase in their stride. It is amazing how quickly the lenders react when interest rates go up. The decision to raise the rate was taken at midday and at 1pm I had an email from my mortgage lender to tell me that my payments would be rising. Funny how this never happens when rates go down… Of course, this rise will come as good news to savers who have suffered over recent years. We should be mindful though that the last ¼ percent increase made very little difference to savers or borrowers alike. Rates are still historically very, very low and future increases are likely to be small and spread-out.
