response from the Design Commission for Wales, will now be submitted for planning permission in the autumn. Urban regeneration company Newport Unlimited
commissioned initial infrastructure and landscaping work on the site in early 2012, before inviting expressions of interest from developers to lead the regeneration project. The successful scheme was selected from a number
of interested bidders that saw the opportunity to develop an exciting project as part of a wider vision for the regeneration of the city. Newport Unlimited’s head of regeneration Hamish
Munro said: “The Sennybridge proposal for a new, sustainable suburb at Old Town Dock met all the requirements of the brief as well as providing a strong vision for how the scheme could be integrated with the existing neighbourhood and the wider city. “The design envelops a newly landscaped area,
setting it at the heart of a scheme that also features several landmark buildings, including a ten-storey tower building with spectacular views across the city and the river Usk, and a broad mix of residential and other facilities.”

developer to the funding of a community interest company that will remain in place after the scheme is built. The not-for-profit organisation will provide funding
and support for social enterprises and deliver training for people living and working within the suburb. An innovative sustainable transport scheme, with a
mini-fleet of electric cars for shared use by residents, will also be put in place. “The proposals have been well received in all
quarters and we are focused now on what we need to do in order to receive a positive planning resolution for the scheme,” said Mike Joyce of Sennybridge. “Old Town Dock has become an important part
of the wider regeneration of Newport, with some high quality development and public spaces created in the last few years. “It was important to us that the vision for this
sustainable suburb sat comfortably alongside these areas but also had its own identity and sense of place.” Key to the proposals were extensive transport links
into existing routes, safe walking and cycling areas and appropriate vehicle access and parking provisions for both the commercial and residential areas. Building design is contemporary but also recognises
the character of the local area and commitments are made to high quality construction and energy efficient buildings throughout the scheme. “An important part of the vision is the wide range
of purchase and rental possibilities that are going to be open to people who want to live in the suburb,” added Mr Joyce.
“We are confident that there is going to be
something for everyone.” Cllr John Richards, cabinet member for regeneration
and development at Newport City Council, said: ““The redevelopment of Newport is starting to gather momentum and this news represents a positive step for this part of the city. “These are exciting plans and we will be pleased
to continue working with Newport Unlimited and the developers as this scheme progresses.” The proposed phasing of the scheme would see a
landmark building at the north end of the scheme, along with an initial phase of 45 apartments, two and three- bedroom houses completed in time for occupation in early 2015. It is anticipated the full scheme will take six years to
complete. The development team, led by Sennybridge, includes
Gloucester-based architect Roberts Limbrick, landscape and urban design specialist Fira and environmental and transport consultant Waterman. Stuart Hogg Property Consultants acted as
commercial agents for Newport Unlimited on the land sale. Linnells Property Consultants is commercial agent for Sennybridge. The Town Dock, as it was originally known, was built
in 1842 and the reclamation of the area was one of the first projects undertaken by Newport Unlimited when it was formed in 2003.
