88/ MARCH/APRIL 2012 THE RIDER

REAL ESTATE: By Teri Davidson

Bank of Canada rates are some of the low- est they have ever been. I was quoted 2.99 per cent this morning for a fixed five year term mortgage. Unbelievable! A mortgage payment is only $300.00 on each one hundred thousand of mortgage money borrowed. Prices are also predicated to fall 1.1 per cent this year ...so now is the time to buy that dream rural property

Historically LOW Interest Rates you’ve always wanted.

The good thing with having a rural property is there are ways to make money off the use of the property while enjoying lower taxes. If you have large barns for example they could be rented for storage, or provide a secondary income if you are handy and can use the buildings as a workshop for a an agricultural use with live- stock, greenhouses, etc.

My rural buyers seem to be middle aged couples ( like me!) looking to sell a bigger home in the city and move to a nice piece of land where they can garden, putter and escape the city rat race. The country is also just a nice place to live. There’s a feel of community. You and your neigh- bours go to church together, stop at the same garden produce centres, help each other with snow on bad weather days and love to just get together and sit by a warm fire on cool fall evenings.

We’ve just completed our barn and arena here and the extra income it provides along with the savings of not paying to board my daughters horse have made it all worthwhile. The upstairs is very large and we are considering hav- ing my oldest daughter move in to an apartment we could easily build on the top floor.

Another thing that is nice about having a larger rural property. Room for the whole family. Farm life is hard to give up once you are used to it. I was out this morning on a final inspection at a unique farm situated along the Grand River that has been the home and sanctuary for a wonder- ful old fellow and his family for over 40 years. This gentleman farmer spent many years partici- pating in local bird shows with his

equipment. Its a bitter sweet time for him, looking forward to the new but hating to let go of the past. I will miss his wry sense of humor and his logical mind.

A new family has made the decision to escape the city life, taken advantage of the low interest rates, the reasonable price for this acreage and the old farmhouse and barn. This new owner has given up his city job, transferred to a more local one and is laying awake at night dreaming of his first country home. He too wants to have chick- ens, a few goats or sheep. His wife is excitedly planning their new gardens. Just as the old farmer and his young family did so many
