independence and a way to improve their work-life balance. Most franchises are split into hands-on or management franchises, so you either do all of the work that provides a service to customers or employ a professional team to do this for you. Platinum Property Partners (PPP) is


a mixture of both. The fi rst phase could seem like it is a hands-on franchise. You’ll be provided with all of the training and support needed to set up a profi table specialist buy-to-let property business and, like any business, this phase will be more time-intensive. With most franchises, there are strict rules and obligations that you must follow. For example, you may be legally required to provide certain services for a minimum amount of hours a day, contribute to a marketing fund and meet minimum performance criteria. In some cases, this is the only way to ensure success for the franchisor and franchisee. PPP is diff erent. While you are, of course, required to comply with all legislation and regulation relating to the property sector – such as building control, planning permission, insurance, and construction design management – you are given a huge amount of autonomy. You are provided with the systems and best practices to follow, but PPP doesn’t dictate exactly how you should run your business. There are no hard and fast rules

about which territory you can invest in, although you’ll be taught how to identify the best locations. Neither will PPP dictate how to decorate your property, what tenant-facing brand to use or how large your portfolio should be. PPP understands that each partner is diff erent and so they should be given the freedom to be creative and build a business that suits them, their lifestyle and their goals.


For most other franchises, when your


agreement comes to an end, it will mean that you no longer have the right to operate that business in that location or use any form of branding associated with the franchise. You are usually just left with goodwill and proceeds from the sale of the franchise. PPP is diff erent: its partners have the option to leave at the end of their seven- or 10-year term while retaining their assets – that is, their entire buy-to-let property portfolio – and their business. This is because they own their properties


from day one, so they can continue to receive the income from their business for life and benefi t from any capital growth, as well as build a legacy for their loved


ones. However, despite having built up signifi cant knowledge and skills that would enable them to manage or continue to develop their business without PPP, over 90 per cent of current franchise partners choose to stay in the network, which they consider to be more like a family. PPP’s core promise is to help partners, people like you, create a lifelong annual income of £50,000 to £150,000.


On average, PPP partners’ property portfolios achieve a return on investment of 15 per cent. With an average property in the PPP network generating over £17,000 gross profi t per annum (after paying all costs: mortgage, bills, maintenance and voids) from rental income alone, any capital growth is just an additional bonus.
