Office space take-up falling
Take-up of office space across the ‘Big Nine’ cities during the first quarter of 2017 was at its lowest level for five years – but enquiries and business confidence remain high in Birmingham. This is the key finding from
the latest edition of the quarterly Big Nine report, published by real estate adviser GVA. Transactional activity within Birmingham city centre came in 45,000 sq ft short of the five year average, totalling 136,203 sq ft. This is a reflection of the
overall national picture, with take-up across all nine key regional cities coming in at 998,000 sq ft, 23 per cent down on the five year quarterly average. The most significant city
centre letting of the period was the 20,000 sq ft secured by construction company Arcadis at Bruntwood’s Cornerblock which is currently undergoing a significant refurbishment.
Property The Grand opens its doors
The award-winning redevelopment of The Grand, one of Birmingham’s most iconic buildings, will be completed with the opening of a 180-bedroom hotel. Hortons’ Estate, owner of the
Grade II listed building on Colmore Row, has signed a conditional partnership agreement with the Principal Hotel Company, which owns and operates 39 hotels across the UK. The hotel at The Grand is Principal’s first investment in Birmingham. In addition to the 180 bedrooms and suites, the hotel will include extensive conferencing and banqueting space, including the historic Grosvenor Suite, a restaurant and bar, a spa and the city’s first rooftop infinity pool. The hotel is scheduled to open in
early 2019. The Grand was developed by the
Horton Family between 1879 and 1895 and contained shops, offices and the Grand Hotel, which the family ran until 1969. The hotel closed in 2002. Since 2009 Hortons’ Estate has
invested £25m in the restoration of the building resulting in the creation of ten new shops and 11,000 sq. ft of offices fronting

record working on similar buildings in other major cities.” Principal Hotel Company is part
of American private investment firm Starwood Capital Group. Cody Bradshaw, managing
director and head of European hotels at Starwood Capital Group, said: “The Grand is a magnificent building in a great location. I have no doubt it can once again become the best hotel in the city.”
