he last 12 months have seen strong levels of activity throughout the


commercial property market in Huddersfield, despite the economic uncertainty which has resulted from the results of both the EU referendum and the subsequent general election. Our area has shown resilience to these


uncertain times and activity has been particularly strong within the industrial sector, with units of all sizes experiencing strong rental and capital demand. This renewed

demand, and greater confidence in the market place generally, coupled with low levels of available stock has translated into increasing transaction levels and higher rents.


Costar data shows that Bramleys were


involved in letting 60% of all the industrial floor area to change hands in Huddersfield over the last 12 months, and we have been able to achieve improved returns for our landlord clients.

increase in rents within the Leeds Road corridor (Huddersfield’s primary industrial location), with recent deals being negotiated at £7.50per ft² and £8.00 per ft² and £10ft² has been achieved for units of 1,500 and 2,000 ft² on the edge of the town centre. It’s not just small units attracting


tenants either. Bramleys have also let a number of larger units including 18,000 ft² of modern manufacturing space let to a cardboard box manufacturer, 15,000 ft² of older stock to an office furniture supplier and 11,000 ft² to a cake producer who supply an international chain of café’s. While we expect that some of the stock


shortages will start to be addressed in the coming months with sites currently in the planning system at Leeds Road and Ainley Top/Lindley Moor, there does continue to be a shortage of larger modern units 40,000 ft² and above, in the Town and this is something that needs to be addressed so that the market has the depth of supply needed to suit all manner of occupiers. All in all, the past 12 months have been


positive throughout all commercial sectors in Huddersfield, with the market showing resilience against the uncertain political backdrop. The market would undoubtedly benefit from the development of more industrial and business stock, and increasing the supply of available units is critical in helping the town to elevate to the Premier League status of its football club!
