We are engaging with our consultants but would envisage creating either around 33,000 sq.ft of B1/B2/B8, but a change of use to large scale D2 could be possible - Washington town centre is only 2 miles away, with good road access. An alternative use would be to create 2 acres of concrete yard or hard standing, with services and lighting. We could then put up a small amount of accommodation, or leave it to the occupier to do at a later date.
