Council to redevelop the historic, former Nestlé factory in York. The Yorkshire Property developer plans

to transform the factory on Haxby Road into 258 residential apartments and associated facilities with a new convenience store. The landmark building, which has been
empty since 2008, is a major heritage asset for York and Nestle has sought to find a suitable developer with the right vision to breathe new life into the site. With a track record in converting
historic buildings for modern day uses, Newby were selected in 2016 and subsequently worked with local interest groups to arrive at the predominantly residential scheme aptly named ‘Cocoa Works’. Nick Moody, founding partner at
Newby said, “We are delighted to receive detailed planning consent for our redevelopment plans which will deliver much needed new homes in York City Centre. Overall the public have shown overwhelming support for our proposals that give new life to a valued heritage building.

AIRE VALLEY
eyland Developments Ltd, the property trading arm of Kelda Group and sister-
company to Yorkshire Water, has submitted an outline planning application to Leeds City Council to bring back into use a vacant 16 acre site strategically located within the Aire Valley area of Leeds into a 265,000 sq.ft mixed-employment development with the potential to create some 500 new jobs. The site is located off Pontefract Lane,
the A63, between the existing Cross Green Industrial Estate and the Leeds City Region (Aire Valley) Enterprise Zone which is delivering a host of new developments. The site is situated between Leeds City Centre and J45 of the M1 motorway, giving ready access to the M62 motorway as well as a direct link into central Leeds. With an allocation already in place for
employment use within the Leeds Unitary Development Plan, the site’s location within the Draft Aire Valley Leeds Area Action Plan gives it a strategic importance within the wider vision for the area. Keyland’s proposals seek to create a
prosperous new employment hub, to be accessed directly off the A63 East Leeds Link Road Thornes Farm Roundabout, to complement the surrounding regeneration of the area and assist the council with its employment creation objectives.

ddington Capital, the investment and asset management specialist has let a

ardiff bank Hodge has completed its first deal in Gosforth, Newcastle,
funding the initial-phase conversion from office space to 73 apartments at the Regent Centre business park. It is the private
bank’s second deal with the Midos Group, the first being a £10m loan to enable the company to convert offices in Birmingham into 160 apartments. Built in the 1970s,
the Regent Centre was part of then Europe’s largest
office complex. In 2014 the property was purchased, as part of a wider portfolio, by Kennedy Wilson Real Estate for £296m. Following a brief period of ownership,
the Regent Centre was subsequently carved out of the portfolio and sold to the current freeholder in 2015. Once home to many public and private
sector businesses, the present owners have worked hard to address occupancy shortfalls and have now also secured permitted development rights to convert vacant office buildings into a further 400 apartments.
