ENTERPRISE ZONES – BUILDING FOR THE FUTURE A
vailability of industrial units across the country is a challenge faced by many
occupiers; and in Leeds City Region this challenge is being eased by the designation of over 230 ha of Enterprise Zone space. In April 2012, the first Leeds City Region
Enterprise Zone was agreed; now five years later not only has this 142ha of prime development land attracted household names including Amazon and John Lewis, but a second phase of Enterprise Zones comprising nine sites was launched this Spring to meet demand.

Over 211,500 sq.ft of space with
consent for B1, B2 and B8 uses alongside a new 1,000 space Park and Ride has already been delivered on the first Leeds City Region Enterprise Zone, which is located strategically at Junction 45 of the M1 and just minutes from Leeds city centre, by developers including Aire Valley Land (a joint venture between Evans Property Group and Harworth Group), Muse
the Enterprise Zone’s prime location, the sites also include further benefits for potential occupiers including tax breaks, simplified planning, Assisted Area status and Enhanced Capital Allowances. Following the
success of the first Enterprise Zone a second package of Enterprise Zones was established across the M62 corridor in April this year, featuring a further nine sites and 90ha of development land. These sites also offer great connectivity and a range of incentives for businesses looking to join the region’s supply chain – or benefit from being located among seven million.
