DONCASTER BENEFITS FROM STEADY FORWARD MOMENTUM T


he Doncaster commercial and industrial property market has benefited from


steady forward momentum in the last 12- 18 month period with the industrial/ warehouse sector showing the strongest growth. Reports Ian Brooks PPH Commercial Doncaster Encouraging take-up of industrial/

Frank, has let all 13 new build units on the Bullrush Business Park at Junction 3 of the M18 with the exception of Unit 1 measuring 12,373 sq.ft inclusive of 1,547


sq.ft of high grade office space with secure yard, which remains ready for immediate occupation. It is anticipated that the supply/demand


imbalance will bring forward new development in future months. A significant scheme where construction works have commenced on site is Sky Park, adjacent to the main passenger terminal at the Doncaster-Sheffield Airport where 10 units with size ranges from 3,430 sq.ft to 6,000 sq.ft will be delivered in late 2017. PPH Commercial and Commercial Property Partners have been appointed as letting agents and are now in a position to discuss availability/terms with potential tenants. There has been steady demand for


modern office units on edge of town centre business parks especially where good car parking quotas are included in lease terms. PPH Commercial, with joint agents Barnsdales, have secured sales/lettings of all 22 units on the Fountain Court development to the edge of the airport where improved access from Junction 3 of the M18 via the newly completed Great


Yorkshire Way has assisted marketability. Office units of 4,000 sq.ft and 2,600 sq.ft approx. are still available on either capital or rental terms on the adjacent Hayfield Business Park. In the town centre, Doncaster Council is


currently refurbishing the upper floor offices above the Colonnades shopping centre and individual floors of 7,047 sq.ft with full lift access, modern open plan layout and associated car parking will be available from late 2017 with PPH Commercial recently appointed as letting agents. The Doncaster retail market, like that in


many town centres, is not without its challenges as a result of the growth of retail parks, pressure from on-line shopping and Brexit concerns. Flexibility of approach from property owner is often the key to transaction success. Larger buildings with upper floor space and available on freehold terms remain attractive to residential developers looking to create apartments near to public transport/shopping amenities.

pecialist hire company Andrews Sykes has completed a relocation which


brings together its Leeds and Scunthorpe branches in a new unit at First Point Business Park in Doncaster. The move also signals the start of a


new phase of activity at the site, with Doncaster-based agents Barnsdales having completed two more deals and working on new opportunities. Andrews Sykes Group plc was created


by the merger in 1989 of Sykes Pumps, which is now 160 years old, and Andrews Industrial Equipment, formed in 1964. The company, which reported turnover of more than £65 million to the end of 2016, now operates throughout Europe and the Middle East. Andrew Sykes Hire is the company’s


main trading subsidiary in the UK and provides pumping, heating and cooling solutions around the clock with a workforce of more than 300 people in 31 locations. The expansion to Doncaster is part of


the company’s commitment to developing its product range and performance with further investment in its hire fleet,

depots and infrastructure. The new building provides 16,500


square feet of space to accommodate an extensive workshop, storage and yard. Facilities include a modern paint shop area, extensive pump testing facilities, a large training room, fully air conditioned offices and welfare facilities for staff. Andrew Sykes offers its full range of


services from the new depot including air conditioning hire, pump hire, chiller hire, heater hire, boiler hire, dehumidification hire and ventilation hire. It is operating throughout the


Yorkshire and Humber region on projects for local authorities, the NHS and private sector clients including the Theatre Royal in York, power stations and steelworks. Richard Galvin, the company’s UK


Support Operations Director, said the move has created five new jobs including the appointment as depot manager of Paul Duggan as depot manager, who heads a team of 19. Richard added: “We’ve also recruited


workshop engineers from the local area and they are currently receiving induction and training from our technical support


team to ensure they are prepared for day- to-day operations. Maintaining and improving our high standards of service remains a constant goal and these fantastic modern premises will help us achieve this target going forward. “It is a sign of the company’s progress


that we are once again able to broaden our depot network and take on more members of staff, giving us a wonderful platform to cultivate further growth.” Craig Gooddy, an associate in


Barnsdales’ commercial agency team, said the location of First Point Business Park was a key factor in also attracting Plastech Ltd and T Riley Transport to the area and is expected to appeal to other interested parties, He said: “We have disposed of three


sites recently with our joint agents CPP and are now under offer on the majority of the newly built 62,361 square-foot unit close to Amazon and the Apex Business Centre. Once this letting is concluded we will have 19,919 square feet still available. There is also a site of 3.1 acres in front of Morrisons which is to be developed.”
