ODEON ANNOUNCED AS LEISURE ANCHOR S
carborough International Properties has announced that Odeon is to become the
leisure anchor for the new forthcoming retail and leisure park at Thorpe Park Leeds. It has also confirmed that Boots has agreed a deal to join the retail line up. These new lettings form part of phase two of Thorpe Park Leeds, which Scarborough is developing in partnership with Legal & General Capital (LGC), following LGC’s £162 million funding arrangement last year. The announcement was made today as
Scarborough hosted a special event with GMI Construction to mark the start on site for the 300,000 sq.ft park which opens next autumn. Guests were able to view progress on a specially built viewing platform with visitor plaques showing where occupiers will be located. Next, M&S Simply Food, TK Maxx and
the Outfit are also taking major stores at the 1.65 million sq.ft phase two development at the celebrated East Leeds scheme. Odeon has secured a 44,000 sq.ft unit
for a ten-screen cinema which is to be located adjacent to, and above the boulevard of restaurants within the leisure cluster at Thorpe Park Leeds. Currently there is no cinema complex serving the East Leeds community with the nearest located in the city centre.

We look forward to finalising our plans and recruiting an energetic team who will give great service to our guests when we open.” Boots has also agreed to take a 15,000
sq.ft store next to M&S Simply Food at Thorpe Park Leeds. Boots is the UK’s leading pharmacy-led health and beauty retailer with over 2,500 stores in the UK. A further five high street leisure
operators are also close to securing space at Thorpe Park Leeds with legal agreements underway. Mark Jackson at Scarborough

FORMER KIRKLEES COLLEGE SITE TO BE TRANSFORMED
A
premier gateway site in Huddersfield is to be transformed into a major mixed-use development, creating hundreds of
sustainable jobs for the town. The former campus of Kirklees College in Huddersfield has
been bought by Leeds-based developer Trinity One LLP for an undisclosed sum. The college had occupied the old 6.1 acre site since the 1960s
and part of it was the original Huddersfield Hospital. It is situated on New North Road on the western side of the town’s ring road. Mike Dove, of Leeds-based property consultants Dove Haigh
Phillips, who brokered the deal between Trinity One and the college, said: “This prestigious site occupies a commanding gateway position overlooking the town centre. It provides a tremendous opportunity for a first-class mixed-use redevelopment, which will revitalise the town’s economy.” “The 342,000 sq ft site, which includes the majestic old Grade
2-listed hospital building, has immense potential. The development will feature an imaginative mix of retail, leisure, residential and office space, all of the highest quality and scale. “Talks are already well advanced with a supermarket giant to
provide a supermarket on site, while a major UK hotel chain is planning a new-build hotel there as well. These key deals will kick-start a development project which will transform an ailing area of land into an economic powerhouse.” Tas Javed, managing partner of Trinity One, commented: “We

KNIGHT FRANK BROKERS OFFICE DEAL AT AIREDALE HOUSE
he Leeds office of global property consultancy Knight Frank has advised on the letting of a 2,632 sq.ft office to St James
Securities at Airedale House in Albion Street in central Leeds. The award-winning property developers are taking a 15-year
lease on Airedale House. Sam Jamieson, office agency surveyor at Knight Frank in Leeds,
who market Airedale House for landlord GM Legato Property Ltd, commented: “This letting is a ringing endorsement of Airedale House, which has recently undergone comprehensive internal refurbishment. St James Securities are taking a quality refurbished office on the third floor. “The six-storey Airedale House is now almost full, with only one
final suite of 2,718 sq.ft now available on the fifth floor. Other occupiers include Optical Express, The Princes Trust and landlord GM Legato,” he added. Oliver Quarmby, director of St James Securities, who are
relocating from nearby King Charles Street, said: “We are delighted to be moving to Airedale House.
