The Doncaster iPort is currently under construction by Verdion. Adjacent to Junction 3 of the M18 this is one of the largest industrial schemes being built out in Europe at present. With an outline planning consent for up to 6 million sq.ft of warehouse space and 3 million sq.ft of detailed planning consent, the project incorporates a 35 acre dedicated strategic rail freight terminal. Speculative buildings of up to 200k sq.ft are already under construction and attracting significant interest Further north up the M18 corridor are two of the most influential locations for the logistics and manufacturing sectors in Doncaster. The Doncaster Distribution Park at Junction 4 being developed by IDI Gazeley already boasts big names such as Ikea and Next and has build to suit opportunities available from 100k up to 1 million sq.ft. The Unity Project, being developed by Marcol Waystone is a grand masterplan which proposes to transform a


significant area of brownfield land just off Junction 5. Set within an attractive landscaped

environment this long term scheme is split into clusters, supporting areas for business, leisure and living and will deliver 50 hectares of land with potential for 2 million sq. ft. of industrial space Not many towns are fortunate to have a series of town centre commercial regeneration schemes stretching 2.5 miles. The Wheatley Hall Road area of Doncaster is an established commercial location that is experiencing substantial redevelopment. Harworth Estates have just purchased a 115 acre cleared site and are looking at a major mixed use development. St Modwen are developing the Parkside site which currently sees the erection of steelwork to accommodate two new speculative factory units of 37,000 and 42,000 sq.ft which are due for completion in late summer 2016. Marrtree Developments also have steelwork in place for their 3.6 acre 47,000 sq.ft Quest Park development of smaller units ranging from 1500 sq.ft to 12,300 sq.ft and due for completion early in 2017. The town centre itself is being transformed with the development of a new Civic and Cultural Quarter and Waterfront.
