news | PROSPECT PARK C
onstruction is well underway at Prospect Park in Deeside, North
Wales where three new industrial / warehouse units are being built by Total Developments (NW) Ltd. Located on Zone 2 on Deeside
Industrial Park, within the Deeside Enterprise Zone, the three buildings are being constructed to a high specification and range from 5,584 – 21,386 sq.ft. The scheme, which is on schedule to be completed in June, will offer features included fully fitted offices, sectional loading doors and dedicated service yards. Speaking about the development,
Stephen Wade, director at Legat Owen, sole agents for the scheme, said: “Total Developments’ decision to build speculatively is in response to a shortage of high quality manufacturing / distribution floorspace in the sub-region. The units will appeal to a range of manufacturing and distribution occupiers. The completed units will be either for sale of to let. “Prospect Park is situated within the
Deeside Enterprise Zone, which is a Tier 2 Grant Assisted area and qualifying occupiers may be eligible for grant support through Welsh Government.”

COMMERCIAL PROPERTY MONTHLY 2016
ottingham based multi-disciplinary construction consultancy, Edmond
overnment plans to privatise the Land Registry have brought a guarded response from Gloucestershire rural affairs specialists Bruton Knowles. Set up in 1862 – the very same year Bruton Knowles was founded in Gloucester – the Land Registry records the ownership of land and property in England and Wales. Planning specialist Paul Barton said one of the largest property databases in Europe was likely to appeal to a number of private investors. “The proposed sell-off could be problematical for businesses involved in valuation, sales and development work and landowner searches. “Farmers and landowners are finding themselves increasingly involved with local authorities and the utility companies as our towns and cities continue to expand. They are coming to us on a variety of issues including wayleave and easement along with compulsory purchase. We rely on the Land Registry to inform these decisions.” Paul Barton said there appeared to be little appetite from the public to sell the Land Registry. “It makes a considerable amount of money so it is not clear why it should be sold other than as a cash cow the Government is prepared to lead to market.

The letting to a FTSE 100 company is the first since the 497,314 sq.ft South Wales Distribution Centre was acquired recently by Westcore Europe. Westcore has embarked upon a £1.5m programme to substantially refurbish the vacant space to attract logistic and industrial occupiers. Existing tenants at the SWDC, which
